More people are qualified to buy real property than think they are. Just the fact that you have a down payment puts you ahead of most buyers these days. Your credit score is good enough (by fifty points) for 100% financing provided you make enough money. Don't let anyone buffalo you on that score. Just keep making all your normal payments on time, and don't let anyone who isn't a mortgage provider run your credit until you have the deed and the keys in your hand.

you are in the same condition as any first time buyer...scared out of your wits at making such a huge investment...talk to your loan broker about your concerns over financing...ask as may questions about that as you need...regardless of what happens, you are going to feel this way until they hand you the keys (and it won't really stop there)...but it's OKAY!!!! you will survive!!! congratulations and good luck! |

If you were preapproved, you can calm down. :) It's possible you'd be turned down at this point, but highly unlikely. They aren't going to go through the time and expense of a preapproval and then just say, "Whoops! We changed our minds." If you are denied at this point, it's because of something new that has come up, which is not likely to happen. |

Relax, preapproved means you qualified for the loan. that means that most any other bank will allso approve you, in case you don't like the bank your dealing with...good luck |

if you are pre-approved for your loan ,now you have to wait for your bank to verify all the informations you provide them with like your work, bank information, appraisal report. in this process bank my ask you for additional information, but don't get frustrated, because if you baying for the first time it's always look like a lot to do. ask as many question as you like and remember, that your loan officer is for you and he will explain to you everything even 100 times if you don't understand. |

Buying a home can be a very stressful time. You should consult with your lender or Realtor about your questions. If you have already been qualified for a loan then you should be fine with the loan, unless you misrepresented the facts on the loan information. Make sure that nothing changes in your financial situation between now and closing. Don't get any other new loans, don't put anything else on your credit cards and don't change jobs. Your lender and Realtor have proably advised you of that already.
ONce the offer has been accepted and the Earnest money has been accepted- the sellers really can't back out. You can only get out in a few scenarios- like if the appraisal doesn't come through, or if your loan doesn't go through or the home inspection can stop it as well if the sellers won't correct the things you ask for. You need to check your contract regarding all those contingiencies. Those things all vary from state to state. Now just relax and let the Lender and Realtor handle things. You should check with them about periodally, if they don't check with you. They say that buying a home is the most exciting and stressful thing. |

Why aren't you using a real estate agent? When you use a realtor to buy something, you don't pay commission. Let them handle everything, so you don't have to worry!

It's been said that moving is one of the most stressful events in a person's life. It's not the moving, it's the purchasing! Seems that you're finding that out :-)
Your realtor is making a nice commission off this sale. Do not hesitate to ask him/her any questions or make any requests. Part of a realtor's job is to make this process easier for you. It's all about providing YOU with a service.
Do not assume that you will move in on the scheduled closing date. Do not give notice to your landlord until everything is signed and funded. Expect delays, they will happen. Mortgage underwriters are the most evil people on Earth and you will want to strangle every one of them before this is over. So when a new "unanticipated issue" comes up, take a deep breath and tell yourself that it's normal. |
