In this case, two of our toilets are not flushing at all, suddenly. I have tried to call my landlord but she is out of state. I am calling a plumber to come fix it, and will have to pick up the tab for now, but can I reasonably expect to either be compensated, or perhaps just take the amount of the next month's rent?
This is not personal damage to the toilet, it appears to be a water pressure issue of sorts. I get the impression there may have been previous issues before moving in with these toilets. |

It depends on the reason the toilets are not flushing. If there is blockage in the line from excessive paper or sanitary products, you could be held responsible for the bill. If it is normal blockage or roots, the landlord should cover the repair. |

Yes, you are correct! The landlord should be responsible for that type of 'wear and tear' repair. If s/he does not reimburse you, I would simply deduct it from the rent, and send along a photocopy of the bill. :-)
If they still give you a hard time, simply mail him a 'sample' product which would clearly illustrate the problem when the toilet would not flush properly.

Yes. Unless it is stated otherwise in the rental contract, your landlord is responsible for repairs.
You can deduct the plumber's bill from your rent. Just send a copy of the paid bill with your check. |

first write the landlord a certified letter stating that there is a problem, they have to have time to resopond (reasonable amount of time only) if after such time nothing has been done, pay to have it fixed and do one off 2 things...have the plumber bill the landlord, or pay for it and take it out the rent next time.
Make sure you have proof that you tried to contact them because some landlords are scum..and have the plumber write down what what wrong as well so they cannot come back on you for saying it was not needed.

Keep receipts of the repairs for proof. You should be able to take it off the rent. That's the arrangement I have and I think it is pretty standard. |

Hi to ya!!!
Having just recently moved into a rental unit after owning my home for 20 years I am learning about all sorts of things like that!! Or actually what we have learned is that WE pay for stuff, and he either sends us a check or take it off the rent. We are lucky that we have a good (and out of state ) landlord. We are so used to taking care of the many minor upsets that occur in a place, so we naturally just go about taking care of stuff ourselves, right or wrong.
I know this doesn't help in any way....just wanted to get my 2 cents worth in! |

Yes, your landlord is responsible for this.Since you are renting you need to have a working toilet.The Landlord should have left you an address/number to reach her while she is away in case of an emergency.I realize your predicament so if I was in this position I would keep your receipt from your plumber and also write down when you tried to reach your landlord.Make sure you have proof of all of this important information.Good luck:) |

If you look at your lease - you can have repairs like this done in an emergency - generally you deduct the cost from the next rent check. |

Yes the landlord is responsible if it was not done on purpose, which would be silly unless you have some very strange party friends.
Also make sure you have insurance on your contents. The landlord's insurance will only cover property damage to the house itself. If there are more problems like overflowing you will be liable for damage.
Have the plumber write in his report the cause of the problem. Sooner the better. |
