Here are the facts...today 2 weeks ago, we have determined that our gasheater dont work and called the agent from our landlord. He told us that the plumber will come Monday and take care of this and he came but there were spareparts missing, so he ordered these and came back to repair it, then it turned out that another sparepart needs to be replaced too, so he ordered this one again and until today he didn´t showed up to repair it. We called the agent, we have to deal with and asked about some good will and if we can reduce the rent for theese 2 weeks, this is 3 days ago and we didn´t heard from him since then...I am very upsad of all that and I really would like to cut the rent...oh and of course I will move but I need some advice and assistance about that case...because I wanna teach him a lesson and want my right...legally
I thank you for all serious-meant answer and empirical values in advance Additional Details SURE i pay the rent and allways in time, i also take of the house as it would be mine...i take care of the garden and everything what belongs to the property...and believe me im not agressive I am only upsad because nobody can really help me out and thats it..I am a really nice woman...hehe |

Always a balance - how much to stand up for your rights V's how much do you want to piss off your Landlord.
If you currently have a good relationship with the Landlord, get him 'on your side' against the useless plumbers....
If not, then by all means hold back rent until the work is completed = however if he doesn't need the money he might not give this top priority and it might end up taking longer to fix ... and you can be sure that at the end of your current Contract he will be putting up the Rent or you will be out with no deposit ... |

It sounds to me like you came on here looking for someone to give you the answer you want, not the correct answer.
You cannot legally withhold rent if he has called a plumber and is working on it. You can ask, but he doesn't have to. |

Your landlord has called a plumber out to fix it so has upheld his obligation to you as a tenant,it is just unfortunate that it is taking a while to fix.You could ask the agent if they would make a small allowance for the inconvenience but I do not think they need to,it would just be a good will gesture.I am also glad you are not my tenant as you seem very agressive in your attitude!Do you actually pay the rent or is it the dss? |

If you want your legal rights I suggest you read your contract.
It will say in there what time limits are set for repairs. |

I'm assuming you are in UK.
This is a hard one for a tenant. The problem is, as long as the landlord is doing or trying to do something about it, he is upholding his duty. Therefore you have to uphold yours too and pay the rent.
Look at it this way. If this was your own property and you called a plumber, the plumber would have likely had exactly the same problem. You can't really blame your landlord.
However, you CAN keep pestering the agent to get the plumber to fix the problem. However, if the plumber is genuinely waiting on an order of spare parts there's not much he can do.
Sorry, I know it's frustrating, but there's not much that can be done. |

If it were me in your position I would move everything out to a friend or families home (if they will have you for a short while) to live for a short time while you search for a new place.
In the meantime, stop paying rent and send him a letter telling him that without these services (that you lack) you feel you cannot live there and so will not be paying rent or coming back there.
Read your contract and see if there is a clause you can use against him or even see citizens advice if this is a valid reason for leaving without notice or paying rent. |

check you r tenancy agreement & with citizens advice buerau, if you have a legal leg to stand on, then you might get it reduced if the land lord broke the terms of the tennance.
or you can speak to him nicelly & see if he is nice enough to reduce it, remember its gona lose him money if he dose so he might not be keen on the idea |
