You can not penalize for damage, you can only charge your costs to repair.

Most landlords give a week, but you do not have to give any at all. They are late on the 2nd.

If you're the landlord, YOU should have set these terms as part of the lease agreement. "Standard" grace periods are usually five days, and the fees are staggered for periods beyond that- 50.00 on day 6, 75.00 on day 11, and onward and upward from there. Usually repair charges are deducted from security deposits.

I don't believe the landlord is required to give any sort of grace period, although most states cap late fees at a certain amount so you would have to review your state law. Your lease will state penalties for any of the things that you mentioned and the landlord has remedies for collecting the penalties. The tenant has remedies to dispute any charges they feel are unfair. The tenant has the right to see proof that the damages cost what the landlord is charging for them.

usually 5 days for late rent payments, 5%-10% late fee, 30 days late for written warning, 60 days for written eviction notice, 90 days for court-ordered eviction. You must file after 60 days, because it takes another month to get them out.
Damages are deducted from the deposit upon vacating premises. Damages significantly exceeding deposit may need to be settled in small claims court action.

Read your lease carefully. Contract terms can very widely. A "grace period," if any, can vary from 5 - 15 days. 5 or 10 is the most common. Late charges can vary widely, too. It may a specific dollar amount ($25, $50), or stated as a percentage of the monthly rent (e.g. 5%). There are also usually charges for NSF or returned checks (e.g. $25, $35, or it can state that the charge is whatever the bank charged the landlord plus $X).

Breach of contract: the balance of the lease term and no refund of the security deposit are the typical charges.

Turning off the sprinklers so that the plants, lawn, etc died: You would be responsible for paying for re-landscaping and restoring the property to its original condition: sodding, professional nursery replanting of all trees, shrubs, plants, etc, including the plants, delivery, labor, etc. And you probably would have to pay something for the landlord's time and inconvenience in getting all of this redone, plus any delays in getting a new tenant because the work had to be done before the landlord could attract a good tenant.

Holes in walls & other damages: the cost of professional repair and/or replacement.
