Very confused on home buying .What should I do?
Which makes for sense. Option 1-Get a house I don't like that much in a good area, for $135,000.
OR Option 2 - There is a house I like more in a good area also, but can't afford.The owner is able to do a rent to own option with a $400 credit per month so at the end of the year .I'll have money saved and can get fiananced after a year.
This house is $155,000

Just tell them to drop the price $6000/- now, see what they are saying.

The real estate taxes and the real estate Interest are deductible from your income, so you need to take that in to account, depending on your final $ tax rate + state income tax rate you can get as much as 50% of the first year payment back on the taxes so go for it ask an real estate agent or banker to explain this if you do not already now it.

If an accountant or tax services did the taxes then ask them also to estimate this for you.

Buy the one that you like only or rent it on the saller's term. If you buy the other you will be not happy.

First never buy a house you can't afford. That's why so many people are in foreclosure.

What makes you like you can afford the house a year from now when you can't afford it now? The P&I on 135K is about $900 per month while 155K is just over $1000. If you think you can save money over the next year how come you can't pay $100 more in mortgage. Also how much is the rent? If it's more than what a mortgage payment would be than your losing money not gaining.

If you do decide with the rent-to-own make sure you go to a laywer. You'll need to get the property appraised now and put a clause in the agreement so that if the house value goes down in value over the next year that either you reduce the price of the sale or you can get out of the deal and you get back your $400 per month of credit.

Only buy what you can afford. Do you want to end up in foreclosure like the rest of the country.

Every area in this wonderful country is dropping. DO NOT BUY. How was that? clear? Wait and don't buy now. If you want the expensive home, go on contract with the seller but don't pick a price now. It is not going up, and will almost surely drop in value. Tell them you still want the $400 going to the purchase price however decide on a price after a year. Then get two appraisals, his and yours and average the price. If this works for both of you, go for it.

If you can't afford the house you like, keep moving. Nothing will kill your credit or your spirit more than a foreclosure.

Normally I'd say, stay with the one you can afford, but you have an option. I would go with option 2 because you are the one who is going to have to live there, so it might as well be the one you like. Just make sure you can afford it, because you'll be miserable no matter how much you like it if you cannot afford it.

I think that the second option seems like a great idea. This way, you won't buy the 1st house and always think "what if?"... Also, with the 2nd house, at least you can pay off the house little by little and don't have to pay it all at one time. Then as you said, you will eventually own it anyways. :)

go for the house you want...do not settle!! make sure the agreement with the other owner is in a contract. you will regret it if you spend that much money on something you don't like
