You can certainly put in a back up offer, deals are dying frequently so it is possible that you have a chance. Don't count on it though, keep looking. The challenge may be in getting an agent to write a back up offer because there is a good likelihood that they won't make a penny on that deal. |

Have your agent communicate with the listing agent. They speak a different language and your agent can tell you what is in your best interest once she/he speaks to the listing agent. |

No its not to late to put a Back-up Offer, The deal is still in play. Call your Realtor and ask him to call the Selling Agent and ask how strong the present offer is as-well let him know that his Client (you) will be submitting a Back-up Offer just in-case the present deal falls out of Escrow.

A backup offer is just that...so why not put one in. If things fall through with the current offer, then you already have a one-up on other potential buyers. |

No, it is not too late. It is never too late until it closes. However, you should have a good real estate agent that knows exactly what the other deal is and how likely or not it is to close. Try to find out if the other deal is a shaky deal or a strong one. That will help you decide if it is worth your time. Also, don't put down too much in escrow or deposit money until the other deal falls through. |

Go ahead. The fact that it has been two weeks, and their offer hasn't been accepted, indicates that you still have a chance. You would be suprised at the number of sales that fall through at closing. In other words, it isn't over till it's over! |

Some sellers will not accept back up offers, for whatever reason. They don't want to think about this transaction falling through, they don't want to look at another contract, the moons are in the wrong position - whatever the reason - some won't accept them.
But it doesn't hurt to throw your hat in the ring, if the seller will allow it. |
