you are a cool kid! I like your goals. Your Father's idea sounds like time share but you will not get rich with it. However they are fun. To make money with Real Estate you have to invest in properties and either rent them out or buy land or homes and wait until the value goes up, or all of the above. Duplexes are always great. In some cases you can maintain the property with the income of one half and have the income of the other half as a "gain". You have to watch the market very close to buy and sell at the right times.

Your father is probably right - however, I think you need to clarify some of the details with him. I'll sell you a condominium I have down the street for $750,000 - unless you want to pay more. So what that it's worth $299,000 and I don't really even own it! LOL. Perhaps you should work on your grades right now and begin considering what college you are going to attend so that you can have the earning ability to purchase property in the future? |

You won't become rich by trading a condo for a condo unless the one you are getting is worth more. But honestly, if you owned a $1mil condo you wouldn't trade it for something of less value? What makes you think someone else will. The best way to become rich through real estate is to get your real estate license so you get the gist of the industry and make an income, buy property in an upcoming community for cheap and sell it for more.

I believe he is wrong, at least here in the United States anyway. I know there is a movement of "trading" houses (I'm sure condo's as well) that has begun recently. The movement is in its beginning stages at the moment and I'm not sure how far it will go. I doubt seriously that you would be able to find someone who will trade your $250,000 condo for his $500,000 condo.
Thinking of getting into real estate early is a way to get yourself ahead quickly, especially if you start young and continue with it. Establish your credit quickly, keep it nice and clean and buy a duplex or better yet a property while you still live with your parents. Rent it out and buy another. Continue to buy 1 or 2 properties per year and rent them out. If you follow through with this plan you'll be worth well over a million dollars within 15 years. Remember, renters are paying your mortgage for you.
It's an over simplified answer for you but one to follow. As with all things you need to make sure you buy houses that will "cash flow" when you rent them out so you can cover maintenance coasts, etc. |
