idk | Water damage at apartment? Who pays? |
So the apartment above us had a water leak in the wall and the water drained down through the walls into our walls in our bathroom. Any way this caused damage to the drywall, ceiling, ventilation, and shower. They came and fixed the leak in a fairly timely manner however it took them over a month to come and fix any of the damage in our apartment. Our shower was tile with a tub and the tile seperated etc and had to all be replaced. We havent received a bill but who pays for this...us, the landlord, the apt above us? |

It depends on who was responsible for the leak. If it was a faulty plumbing problem...it would be the landlord responsibility. If the upstairs tenants were negligent in their use of the toilet, shower, sink...then they would be responsible. I can't see how you can be held responsible. |

This is not an expense you should pay for. Your LL will pay for it, and he may charge the upstairs tenant, or not.
They had to let it all dry out before they could complete the repairs, after they fixed the leak.
LL not responsible to damage to your belongings--READ your lease--get Renter's insurance, it's cheap. |

The landlord pays for the repair of damage to his building. If his tenants were grossly negligent and somehow caused the leak, he might attempt to get them to repay him, but he'd probably have to sue.
If, however, your property had been water damaged, you would be the one to pay, even if you had nothing to do with the leak. Renter's insurance is vital if you've got much stuff you value. |

That is a landlord expense. |

The owner of the building pays for property damages. If your personal items were damaged that comes under your Renter Insurance Policy.
If you do not already have renter's insurance get it today. The cost of the annual policy is worth it.
There was a water weak from the upstairs apartment and the person downstairs was not home for several days. The water leaked on his expensive dinning room table and chairs. The owner paid for the cost to replace the carpet and repair ceiling, but not one penny to replace his furniture. He did not have renter's insurance. |

The LL pays for the repairs to his building. Damage to your personal belongings is probably technically the responsibility of the tenant above you, but good luck seeing any of that. Renter's insurance would take care of that for you, but you probably don't have that. |

The landlord pays for everything. It should be covered by their insurance. |

The landlord would deal with this, you should not be billed for anything. |

The landlord pays for any damage to the building and fixtures. If any of your personal property was ruined, the landlord does not need to pay for that. Your renters insurance would cover it. |
