Far to complex to give an easy answer here.
Elimate spending on everything you do not absolutely need to survive.
If you still cannot afford your home, sell it before it is foreclosed, and rent a cheaper place.
Call the "consumer credit counseling service" in your local and make an appointment. |

#1. Find yourself a local bank. Not a big name one. A local one that is based in your community. Big banks don't care about little people. Small banks do.
#2. Set up an appointment with a credit counselor. Bring all the information about your financial history with you... Credit card bills, monthly bills, recent payroll stubs, etc.
#3. Get ready for a rough ride. You will go over everything you spend money on. It's incredible how much you can save if you drop cable, cell phone, eating out, etc. Sure, watch tv off the antenna, use your landline (just like the old days) and pack a lunch to work. You will save hundreds of dollars a month just on those few things and that's thousands of dollars a year.
#4. Stick with the plan you come up with. You'll soon be putting money into retirement and savings accounts for YOUR future, rather than everyone elses!

When you first started getting behind on bills, you could have contacted CCC (Consumer Credit Counseling) & they would have worked with you, to consolidate your other bills, & still be able to meet your monthly mortgage payment. If you lose your home, it will be tough in the near future to get another home loan, but maybe you should let the home go back to the bank, get an apartment, then let CCC guide you along, so you can get back on your feet & pay your bills & stay current. Work hard at it & you'll do okay. |

Talk to your mortgage company... they don't want you to get evicted either. That means more hassle for them to get a return on the money. Some will work with you if you explain the situation.
Credit card debt: you must cut them up. Never pay only the minimum. Some credit cards will negotiate your debt if you threaten bankruptcy. That is only if you have the lump sum available.
NEVER consolidate credit card debt onto one card. Gimmicks with interest rates that will inflate are common. It also creates a mental idea that all other cards are clear and can even bring you into more debt if you keep using them.
Borrowing against the equity in your home leads you to a diffucult situation. You are "upside down" in your mortgage. Meaning you owe more on the house than what it's worth. From an economics perspective that is never good. Watch out with debt consolidation.
Stop spending. Realize your true needs. Don't try to keep up with the Joneses because they are probably as bad or in more debt than you. |

You are probably a bit late in asking this, as the clock is evidently running. If you own the house, you may be able to sell it for an adequate price to pay all or most of the bills; if you don't, your options are much more limited: if an eviction action has been filed against you, negotiate with the owner to have the action dismissed if you move right away, and then do so: an eviction action on your record will make it virtually impossible for you to rent anywhere else. (When I was landlording, an eviction was unconditionally disqualifying.) Counseling services are available which may be able to help. |

Get a lawyer who specializes in bankruptcy.....Even though he will cost you money, he will save you in the end. He can help keep the creditors at bay and work with the lending institution so that you could possibly save your home. Good luck. |
