We are in the process of looking for a house to buy. We have found?

Is the first house cosmetically ugly or is it just plain ugly? Some houses are ugly because of easily changed cosmetic things, some need expenive renovation, knocking down walls to improve the floor plan and such. If #1 is cosmetically ugly, I would go with it, if the deal was right. Best to have the wrost house in the best neighborhood, IMHO.

If you plan to re-sell within 5 years any how, look at current sales to see if each house's value has been constant or increasing.

However, if you are judging based on ugly vs. pretty, I think you should continue renting for a while. That's not the best way to judge such a large investment. Unless the housing supply is wickedly stifled.

Most people gauge their decision on whether there are sidewalks in the area, cost of utilities, proximity to schools, shopping, etc., crime statistics, etc. In other words, will the value continue increasing? Or will you be doing the Seller a favor by buying and getting them out of it?

Some will tell you location, location, location, aND in most cases that is the key.
When it comes to resale curb appeal is a big key factor. If it were me and I didn't have the money to fix the ugly home I would choose the 2nd.

Well if it is ugly fixable, like bad colours or tacky siding, then I would go with the good area. If it is ugly really hard to cure, squats like a toad awkwardly on the lot with ill proportioned rooms, then I would take the pretty house in a moderate area.

Before I ever looked at homes, I sat down and made a list of must-have features and items I wanted, but could live without. (“Features” goes beyond what’s in the house to include things like location, proximity to services, school district, etc.) And then I compared each house to my list. Even after finding THE house, I still sat down and made a list of pros and cons for it. Because resale potential was also a major factor in my decision, I also sought advise from my buyer’s agent about this as well as how my planed repairs & improvements would affect my future value.

my option for u would be to buy the 2nd home since it is pretty, location is secondary though it matters while resale

What I always tell my buyers is to try to consider the future buyer of each house. Which one has the most potential for quick resale. It could be location, it could be amenties, could be price/terms and motivation at time of sale. But consider these and make a decision.

Buy the one you like the best. As long as they are in decent neighborhoods Don't let the area be the judge. If the house in the best neighborhood is ugly the the neighbors would probably look down on you and think they are better than you.

I say pick the one with better location. Over the years you can always make it look better, which will raise the resale value also.
