We are paying £500 per month on our rented property.?

Have a go at asking.

In my last house when the 6th month period came up I asked for double glazing to be fitted into the windows which faced onto the back of the house (it was only double glazed at the front) and for central heating to be put in instead of electrical heating and it was done.

Just explain your happy with the situation but this would improve it... if you don't ask you won't get!

You can try asking your landlord. You may not get the answer you are looking for though. Best of luck.

You can ask, but if it's not broken, then the landlord is not obliged to change it. The only reason a landlord would update a kitchen is to a) attract clients with a higher rental price, or b) to meet a building regulation.

You could always replace the doors, and when you move out, put the old ones back on. That would give it a bit of a lift, and you would take with you the thing you spent money on.

Have a look at your tenancy agreement/contract and find out whether there is a section on the upkeep of fixtures and fittings, and who is responsible for the decoration of the property, and if your landlord is responsible then put it forward in writing , regarding the changes you want made , and see who it is that pays the costs. Keep a copy of this for yourself and a copy to the landlord. If you are responsible for the upkeep then also ask your landlord first if you can make any alterations. Make a copy of an agreement between you and your landlord regarding the changes and a list of what it is you need to do. Also keep a couple of copies of this , just in case the landlord decides , if for any reason to be awkward in the future. But do look at your contract or agreement before doing any form of alterations.

yes but your land lord is allowed to say no, or yes but we'll put up the rent. The renewal is basically a time for both parties to review the situation and negotiate a new deal/wallk away from the current 1. If you dont though then the land lord is bound by law to offer you the property for another 6 months at the same rent unless you have broken the rules of the tenancy agreement, ie trashed the joint.

Write to the landlord say how happy you are in the property, and would like to renew when the time comes. Mention the kitchen, and what you would like done. It is always good to say things like, If you are happy to buy the materials we will do the labour, ie we will decorate, if you are will to buy the paint. Of you buy a new worktop, we will buy new flooring. Landlords are ofter happy with this, as the labour is the expensive thing.
You have nothing to loose.

There is no harm in asking. the Landlord will either say yes or no. Be warned though if the landlord agrees to put in a whole new kitchen he would be within his rights to say that he could now make £550 or £600 a month rental and jsut as you can give your notice (whatever the term specified in your contract) so can your landlord -

Yes, but it's up to them weather they do it or not. If something is broken then they have got to do it. I dont know how big your property is, but it sounds like your paying quite a decent rent, most propertys are much more expensive than that now. We pay over £1000 a month.

alot of renters complain about every small detail, yes you could ask them. and because it is to do with the maintanance of their property, you probably dident need to wait till the renewal

You are of course allowed to ask.. but there is no legal requirment for them to fit a new one because it looks 'old' or 'tired' As long as there are no health and safety issues or it's brocken.. they don't need to upgrade it.

If you have been a good tenant. they may want to make sure you are happy but £500 is a below average rent for the UK, so they are not making a fortune out of you. IF they have a morgage, it is probably just paying for that and the insurance. So I wouldn't hold my breath,

Of course you are allowed to ask for improvements. What you have to think long and hard about is what your Landlord's response may be (put yourself in his position). He may agree unconditionally. He may agree if you are happy to pay more rent. He may think you should be satisfied with what you've got. He may say that the level of rent reflects the condition of the property which you were fully aware of when you moved in. He may think that you've got a nerve asking for improvements after only six months tenancy. The upshot is that your request has to be what an independant person would think reasonable and fair to both parties. The result may be that your relationship with your Landlord may deteriorate, which is bad for all concerned.
