We are thinking of buying a home?
We still need to get pre qualified first. My question is, would it be better to wait and get pre qualified after we are married or is it not going to make much of a difference. It wouldnt matter. They will just update the Title with your new names IF you are married before closing. I would suggest that you do get PRE APPROVED, and not Pre Qualified.

The difference is that Qualified only ask about your income, some debts, and hands you a letter.
Pre Approval pulls your credit, reviews your income documents, looks at other factors, and hands you a pre approval letter.
Most sellers look for a PRE APPROVAL LETTER.

Get preapproved most agents will ask you that the first few questions out. Many people will not even allow their homes to be shown to people who are not already prequalified/approved

It does not matter. Your income, assets & debt separately is the same as your income, asstes & debt together. No issues.

It will not make much of a difference. Most realtors prefer to have a pre-qual letter submitted with your offer. Whether you are married or not doesn't matter. The only thing that will matter is who's name is on the mortgage and deed. Good Luck!

It won't make a difference... either way, both of you are using your income and debts to qualify. The sooner you give all of your documentation to your Loan Officer, and complete a full application... the sooner you will know what programs you qualify for AND what payments you are comfortable with. http://www.choicerealestate.net/

It doesn't matter. And although I have no moral dispute with what you are doing, it wouldn't hurt to have a legally binding document about how this transaction is occuring, who is paying for what, who is contributing to what and what will happen to the property if you get married or if you break up.

This is sooooo much easier (and cheaper) when everyone is happy and in love. Trying to untangle these transactions if the wheels fall off the love wagon is expensive without some sort of binding agreement. Although it would be best if you have an attorney draw up something, even a notorized document is better than nothing.
