You can divide them into smaller parcels and sell them that way. If you were to sell the parcel as a whole, then you should emphasis the amenities of the site and local areas. People who purchase farm lands might want to raise a family there as well, and would be concerned about the surrounding cities. But if it was a large corporation, then you probably wouldn't have to worry about it as much. |

It depends on where you are and what buyers are looking for. It also depends on what are the characteristics of the land.
1) Is there a house on the property 2) Is it fenced and cross-fenced 3) Is there timber 4) Is it tillable 5) Is there pasture 6) Access to paved road 7) Are you willing to pull the house and a few acres out and sell that by itself 8) Are there ponds or other water for stock 9) and lots of other things.
Find a realtor that specializes in selling acerage. You can do that by reading real estate ads. See who consistently lists farm properties. Concentrate on how the realtors are advertising their farm listings.
The agent you hire needs to have specfic ways of getting the word out your property is for sale. That's what you hire them for. This should be a written list of exactly how they market their listings. They can't just write one ad and then sit in the office waiting for the phone to ring.
A listing agent's job is to let every other agent in town know your property is for sale. Then they need to let as many other people as possible know the same thing.
Interview your top three choices of agents, hopefully from three different companies. While they will bring you lots of information about lots of things, keep bringing the conversation back to advertising and marketing.
Don't just choose an agent based on what they say your property is worth. Unfortunately there are agents that will inflate the price estimate just to get a listing. Getting the word out is what is important.
Remember that sometimes the biggest producer is not the best agent. You want to hire someone who is just a little hungry and will spend the time necessary marketing and learning all they can about the property.
