No, that's why it's in your deeds but they can't just walk in without giving notice. Same with gas, electric, water and sewage works as long as they put back everything the way it was afterwards. |

Yes you are. Its called a wayleave, the rent is very small just pence in a year. the Electricity company are supposed to contact you if they need to check or do repairs, if you refuse they can come anyway. A while ago I did a temporary job with South Western Electricity and I had to check wayleaves in every parish in Cornwall. There is no compensation for them coming onto your land. |

Somewhere along the line the owner at the time has granted a "wayleave" which gives them permission to keep the pole there and get access to it as necessary; there should be an annual fee in pence, which effectively is their "rent", It's usually about 6p . . .
If you can, a little concentrated reading of your deeds should turn up the actual terms. |

In your paperwork somewhere you should have information about an easement given to the electrical company. If there is an easement they can go look at it whenever they want and don't have to give notice. easement is a right to use. The easement should spell out any compensation terms (if any). |
