We have been looking for a house but I havea few questions?
We finally found a house we really like it has been for sale for a year but they are having an open house this weekend. Will this bring in a lot of other offers? Also I was just looking and seen another house I would like to see but since I have been talking to my realtor about putting an offer on the other house (we havent yet) is it to late to look at another house? Be sure to check out the other home first. If you don't it will bug you. In only takes a few minutes, then you'll know. As to the open house, most realtors use them to generate new buyer contacts and a few local listings. They often do not sell the featured home. The owner, however, gets their hopes up. If the open house comes and goes with no offers, the owner may be even more motivated to sell. This is an excellent opportunity for you to cut a good deal. If you offer before the open house, they will probably stall you just to see what good fortune comes their way. It is very rare for any seller to have 'a lot of offers' to consider in this market. If that were the case, this house wouldn't be on the market for a year. Stay patient, see what happens. And make sure you have seen enough homes to make an informed buying decision.

An open house is very unlikely to bring in much interest on a house that has been on the market that long. They have likely had many open houses.

Your realtor wants you to find the right house. They expect to look at many many houses with you and they expect you to change your mind throughout the process.

Take your time and find exactly what you want. You are paying that realtor several thousand dollars a few hours won't kill them!

A lot of open house do not even have a single person that is interested in purchasing the house show up. It could bring others, that is always the chance. Even though you like that one, look at others. We walked through 13 house before we finally decided to but a bid in on the one we purchased. Your realtor will not think you are a flake! We are a smart home shopper by looking at everything available!

Don't worry about what your Realtor thinks because if the truth were known most buyers are "flakes" but that is how we earn a living! It is not too late until you have actually submitted the offer and that offer has been accepted!

BUYERS CONTROL THE MARKET RIGHT NOW

SELLERS ARE DESPERATE,

you dont have much competition, you control the negotiations,

its not like you buy a house everyday, make sure you are comfortable as it is a lot of money and a long term commitment.

I agree.

As a buyer you are in the driver's seat because we are in a "buyer's market". It's the perfect time to be a buyer, it hasn't been this way for a long time and may not be this good again in your lifetime. Take as much time as you need to decide. Pay what you can afford. And don't be pressured by realtors or anyone else. Buying a home to live in is the biggest investment most of us make so go for it.

go see the house that has the open house this weekend and in the meantime ask your realtor to view the other house you like so you can compare not a good idea to buy a house you dont LOVE made that mistake didnt look around and when i found another house i liked didnt want the realtor to think i was an undecided idiot so i went with the first one now i kick myself.... fyi just because a house has an open house does not mean that it will bring in a lot of offers most people go to them to see what the house looks like most arent even interested in buying it just being nosy... lol... hop this helps

Your Realtor shouldn't think you are a flake. Go look at the other house. An open house can be a great marketing tool, but unless there has been a significant change to the house (price reduction, seller concessions, upgrades, etc.) there won't be a flood of offers after an open house.

An open house will only help if they just dropped the price, then it will bring in people that couldn't afford it before. It may not bring other offers, but you never really know for sure.

It's not too late until you've put in the offer and signed a contract. Go see the second house and then revisit the one you are considering putting in an offer - your realtor will understand and not think you're flaky. Keep looking until you decide for sure which one you want to put an offer on. Then you'll know you're getting the right house.

We're shopping, too - actually we just went into a contract on a house. It's been on the market for 5 months and they've had open houses with no luck. We saw this house and thought we might want to make an offer, but went and looked at more houses. We went back last Friday and looked at the ones we were considering and were able to make a decision. Definately go back for at least a second time and view the two or three you are considering in the same day. You will see things you didn't see the first time or it will reinforce you decision to make an offer.

It's a big investment, look around and be happy with your decision, if your Realtor can't see that get another Realtor, and don't let them make your decision for you. They are only there to show you houses and get the best price.
