Been there done that. We had a small house on the other side of our property. Thought renting it was a good idea. They ruined it. We had to have it torn down. They owed us and we lost the house. Now it is hard to trust anyone. There is nothing you can do.

Hi! I assume that the money they owe you is for unpaid rent. If so you can go to www.moneyclaim.gov.uk. This is a quite simple process and has worked for me in the past. As for the stolen, but can't prove it - you don't really have a leg to stand on, so just put it down to experience. If they have stolen items of furniture etc., just make sure that next time you make an extensive inventory (you keep a copy and give them a copy), and also take photographs before you rent again. Hope this helps.

lodge a small claim in the small claims court. i did it with a guy who owed me rent money. you dont need proof as such, although it would help. in court you're under oath, so your word is your testimony. you will be able to show they owe you rent and they wont be able to show that they paid you it...ie: no receipt etc. if the court agrees with you, then they'd have to pay it back in instalments likely....i got £10 a month!!!! but it was the principle of it all and i was damn sure thy weren't going to get away with it. oh and they had to pay the court fee's too!! good luck

Hope that they ask you for a reference for their next place then give a really bad one...other than that, with no proof, nothing.

Depending upon the amount involved, it may be hard to dismiss the loss and chalk it up to experience. Or "write-it-off" as the saying goes but eventually, it's probably what you'll have to end up doing, so it would seem best to find a way to live with that as soon as you can, so it won't eat you up inside.

People like that have no souls but there's nothing you can do about that except if it ever might happen again, you would hopefully recognize such low-lifes as soon as possible before letting them into your good graces to screw you up again.

It's not easy to "let" the swine "get away with it..." but like paying for your education - it's worth it in the end.

But oh yes, do report it to the police, at least it will add to their record.

If you've got no proof, absolutely nothing I'm afraid other than to learn from experience and thank God you managed to get rid of them. In future make sure you get references or only have lodgers you know and can trust.

You still need to report it to the police, they will open a crime case and you will be given a crime reference number which will help if any of their debts come back to haunt you and regarding insurance claims etc. I'm sorry it's not much help but at least there will be a legal log of whats happened. Also, when considering new tenants it really is worth doing a CRB check on them, you can pass the cost of this to prospective tenants, the number to call to speak to the Criminal Records Bureau is 0870 90 90 811. Good Luck

Just be glad you've got rid of them, and turn the page.

be more careful in future, like asking for a bigger deposit.

The law protects the lodger more than the owner, so don't even think about taking this further.

It may be worth reporting this theft to the police even though you don't have any proof, because they may already have a history of doing this type of crime.
We had a cleaner who stole from us but again it was difficult to prove. A short time later she was up in court for stealing football pools money.
