I don't know if they test for radon or not - you need to ask the inspector because that is definitely something you want to test for. I'm not sure where you get the test but - I have a friend who is dying with lung cancer due to radon in the house> it is odorless and you won't know until i'ts too late.
By the time you get symptoms of lung cancer it's usually too late so I would definitely recommend getting it checked out.
Call the inspector and ask him - if he doesn't do that - request that he does - if he still doesn't - then do it yourself. |

You can buy a do-it-yourself radon detector in most home depot kind of store. And yes I would check for it before you finalize the paperwork. Not sure if the seller is responsible for it or not but you would think they are. Might be something you research before closing.... |

Who are "they"? The seller, your inspector? What does your Realtor say on the subject? Is radon is a potential problem in your area? Radon issues are not addressed here in the San Francisco Bay Area because the incidence of high radon levels is extremely low. If it worried you, I would put it in the contract as a contingency that a radon test be done. First try to get the seller to pay for it, but that might not be the custom in your area. Have it done yourself if that's the case. Find out the facts before it's too late and make sure that you have a contingency, an escape clause, in your contract that allows you to walk away with your deposit if you cannot get inspected or if you don't like the results. |

It really depends on where you are located and whether your state requires it in the real estate transaction. Our state does not regulate it and it is a negotiated point in a real estate transaction ( whether or not to test for it and who is going to pay for mitigation). We found out we had it after our sale was final and than had to pay for it ourselves. It cost about $1100.00. You can get a test kit at your local home improvement stores in near the smoke alarm section for about $10-15. |

The seller doesn't have to pay for anything if it's not in the contract. Repairs should always be listed in the contract along with "subject to inspection" or something similar.
Has there been others in the area with radon findings? Usually it's not a big deal that's why they don't have to check for it. If it really bothers you , do it yourself like the other answer said, but do it before closing if you can. And put it in the contract. The seller is only liable for what's in the contract. It may say "As-is" meaning you buy it just like it is. |

radon tests can be realllly expensive!
you need to search it online....search as "radon tests in my area". if you live on a mountain or hill then you're more likely to have radon. they show you area maps with concentration of radon.
if your house is older than 1945 then you should also be looking for a mold test |

If your house is a slab (no basement) don't worry about it. Otherwise consult an inspector who knows the area and offers a radon test.
As far as the do-it-yourselfers, I would propose hiring an expert over a store bought kit. Radon can be lethal. You can probably find a do-it-yourself amputation kit, but I would recommend against it just to save a few bucks :) |

Well, if you already agreed to buy the house after inspection, there's nothing you can do about getting the seller to pay for it.
You can do a radon inspection yourself, they make home kits I believe - if there was a problem and you already agreed to buy the house after having the inspection done - you're responsible for the repairs not the owner though.
If you haven't given the seller a response, you can still have the radon inspection done and then give them your response after the fact.
It always helps to have a thorough real estate agent or real estate attorney on your side to help you when buying a house - then things like this won't happen. Buying a house is a big deal and most people don't do enough research before signing on the dotted line. Sucks for you because you could come into some costly repairs, but it's not the seller's fault you didn't catch this before closing. Sorry, no good news for you here.
Just take this as a lesson learned for the next time you buy a house I guess. |
