We just sold our condo, and now need a place to live. What to look for when renting a house?
We just sold our condo (yay!), and now we need to find a place to live. Since we haven't found a house we want to buy yet, we need to rent something until we find (or build) our dream home. We have another baby coming in November, so with a toddler and a newborn, we feel renting a house would be best. What should we look for when renting a house? Are there any specific questions we should ask the owner/landlord? Any tips would be great. Thanks!

The most important thing by far when renting a house is the relationship you build with the landlord.
When you meet him for the first time ask yourself these questions:
1. Do I like him/her?
2. Do they seem trustworthy.
3. Are they a fast talker or are they genuine.
4. Ask them to tell you about maintenance and how quickly their response to problems is.

You may be renting a house but it is the landlord who will ultimately determine how comfortable your stay is. Nothing is worse than living in a house that needs repair and you cannot get it fixed. This is easily the most important thing to be considered.

It may be difficult but if you can speak with present or previous tenants to learn about the performance of the landlord, that would be ideal.

The most important thing for you to do is pay rent on time (no lates ever) and take care of the property.
If you do these two things you should be able to expect and demand excellent service from your landlord. If they have to chase you down for rents then do not expect them to jump when you have a problem.

what all is included in rent?
water, trash, you want to save as much as possible.
washer and dryer hook ups because going to the laundry mat would just be difficult for you.
the good thing about "renting" is if anything goes out the landlord fixes it- like hot water heater, broken window, ceiling starts caving in. it saves you from having to fix problems like that.
you want bedroom space. obviously living room space for the kids to play in. some yard that allows the children to run off energy.
just factor in everything you would want in your dream home or close and look for certain things. you want a well insulated place so that you aren't wasting tons of money on heat and cooling costs. newer windows would be a big plus as that will help with energy savings as well.

Look at the neighbours... talk to them if possible,

Look for mouse droppings, any sign of roaches etc.
Look for mould or water spots on the ceilings etc.... (these may be from old leaks but make sure that the super intendant aknowledges them as 'pre existing', and dont rent if there is mold... remember that for every inch of mold you see on a wall, there is likely to be a foot of it on the other side)
Parking.... do not forget to ask about parking !!
Find out, up front what utilities are included and which ones you pay for yourself.
I would suggest, if renting a house that you not rent one where there is already another tenant (eg. you rent the upstairs but someone already lives in the basement appt)
Find out if there is a washer and dryer hook up.
Remember too that if you decide to rent a townhouse, messy, unkept yards around you can be cause for concern as there could be pest problems and in townhouses... if one unit has a problem, they all have problems..... there are some up sides to townhomes, mostly the 'neighbourhood' feel to it, especailly if you have kids, there is likely to be other kids in the complex.

Ask the landlord if you can be on a month-to-month lease. This will benefit you by only having to give a 30-day notice when you find a house, so that if you move out early you're only liable for at max a month of rent. That is going to be the best thing that you can do, because if you signed a 12-month lease and then bought a house in two months, you would have to break your lease and could be liable for 10 months of rent!

Make sure that the house has everything you want. If any repairs need to be made, write into the lease that they need to be made prior to your move-in and have the landlord agree to it. If there is anything wrong with the home when you move in that you didn't notice before, document it in writing and pictures if possible and submit it back to the landlord. That way if the same things are still broken when you move out, you won't be charged for them. Find out who's responsible for lawn maintenance (probably you, but the landlord may have it taken care of and just include it in your rent or something). Find out what utility bills, if any, you will need to pay for and if they need to be hooked up in your name or not. Basically, do all the same things that you would do if you were renting an apartment.
