We recently got a offer on our current house and we placed a offer on another how we wanted. The house is 2200 sq feet 4 bd/3 bath for 169000. . The seller has been trying to sell is since Jan 08. So we figured hes just as the point that he wants to get rid of the house, so we offered 152500. Do you think that is fair or too low? Im actually hoping he will say "atleast it would be sold" and just accept our offer. I read on the internet that if its been for sale longer than 6 months then offer 100-15% lower. idk |

If you read it on the internet, it must be true! Unfortunately, the housing market is causing a lot of people to sell for much less than they want, or in some cases need. Did they counter offer? Try to get a counter offer from the seller. It will give you a bit of an idea of what they are willing to do. They may have already dropped the price by 10 to 14% and can't or won't go too much lower. I'd guess it will take the low to mid 160's if they have already dropped the price. |

No, this is about a standard 10% off the price first offer. Actually that is pretty fair with this climate in the market. The other thing is you can always go up but once you are up very hard to then go back lower on an offer. |

We people are very stubborn and they will not lower their price. When we were looking at houses some had been for sale for over two years. The current owner did not want to take a lost because they made more than what it was worth today.
It is suppose to be a buyer market but some owner do not agree with that concept . |

Really depends if they want it sold for less...if it is a place that they have owned a long time and just have a tiny mortgage, they may not care how long it takes. That offer doesn't seem terribly unfair, and they can always counter offer back to you for what they will accept.
Have to wonder though, was $169,000 the starting price or have they dropped it? I would also make sure to get an ispection since that is pretty long time for a place to be for sale given price/size... |

There is much more that goes into an offer being accepted or not than just how long it has been for sale and what the price is listed at.
What is the seller's motivation? Are they "under the gun" to get it sold? They have a plan and if your offer is low enough they may be better off staying in their home.
You need to ignore their needs of course. You don't want to pay more just to make them happy. You also don't want to base your offer on their list price at all. You need to look at want comparable homes have recently sold for. When you look at those sales is 152500 to high, or to low, or just right?
If you are making a fair offer and they won't take it then find another seller where the house will be more reasonable. |

You are approaching this from a completely incorrect point. The first thing you need to do is use a qualified buyer real estate agent, who can provide you with an informal appraisal of true market price for the property in question. Until you obtain such a market value, you do not know if the home is overpriced, underpriced, or fairly priced. The asking price of $169,900 might ALREADY represent a fantastic deal, and then you should offer that value.
Don't ever assume that the market price can be reduced. I've brokered some properties which sold for substantially OVER asking price. Yes, in THIS current market.
Do the appropriate homework and then proceed accordingly. |
