GOODD | We want to get a new house, how do we get out from under our old one? |
My husband and I are looking to sell our home. We used First Time home buyers to purchase it, which means we didn't put a down payment on it. We spent a lot of money on improvements, but obviously the real estate market stinks. Because the market stinks we can get a better house for the same amount of money, and I want to use my VA benefit. Is there a way to get out from under our current mortgage? We aren't sitting on 20 grand to pay the principal down on our current home. :( Additional Details We have found our dream house and want to move - closer to work and all that jazz - but we don't have any equity in our home to help cover costs to get our current house sold or afford two homes at the same time. Any suggestions? |

Well, you have to REPAY the first time home owners credit you used as down payment on home if you sell it now.
Most common mistake of first time homebuyers is overextending themselves.
The LESS one puts down, the MORE they pay for the home over time, in tens of thousands of dollars in interest every year, ending up paying 10 times home's cost.
Carefully consider ALL the costs and repercussions of your actions before going to do this. There are MANY additional costs involved. |

You have an obligation to pay off the first house, even if it's a loss. PERIOD. The banks and the gvpt don't owe you anything. Had you put money down, selling now and breaking even, it would matter. The only difference is you didn't put money down and want to sell now, so you have to come up with the 20k (now vs before).
Think about renting the house out. However, since you don't have 25% equity in the place, you will need to be able to carry 2 mortgages to qualify. Talk with a lender. |

Are you saying you got the 8k tax credit? If so, have you lived in this place for 3 years yet? You have to live there for 3 years before selling or you have to pay back that credit.
If you have no equity, then you will have to sell at a loss and bring money to closing or sell for enough to break even. That means you may have to wait this out. |
