Do you have cable? Watch HGTV.

If you don't have a lot of money to spend, then paint the walls neutral. You need to paint the outside of house if it has not had a fresh coat lately. If you can, sod the yard if the grass sucks. Repair the driveway if it is in bad shape, like grass growing out of cracks or whatever. Plant some flowers, because you want them to feel warm, curb appeal gets them inside the house.

Get all of your stuff out of the home, put the clutter in storage. You need to sell the space and the less stuff the more the key features will show. People can't imagine their stuff in there when your stuff is all over the place. Maybe consult an interior designer to help you setup the place for show. You can still be living there, you just need to make it look like a model home, not your home.

If you can do what the others suggested, that's nice too. But remember remodeling or updating will cost a little bit of money. It's well worth it if you have the funds but if you don't just tidy things up and you should do fine.

Real estate agents often talk about curb appeal and say that a house will sell more quickly if it looks good and well-kept from the outside. No peeling paint, no overgrown weeds, etc. For the inside, the more you can pack away or move to storage, the better. Potential buyers need to be able to visualize themselves in the house and that is easier to do if the house is clean and clutter-free. So, before you list the house, you should sort through what you have and give away, pack away or throw away. Clean off the kitchen counters, especially. We sold our house in less than a month by making our house clean and clutter-free. Hope this works for you too.

Put flower beds out... make stepping stones from the edge of the property to the front of the house put up a nice fence paint the house .... re-do the kitchen and the bathroom. this sounds expensive

There are 2 rooms in a house that really sell it - the kitchen and the bathroom. This is where you should spend the bulk of your cash. Some things you can think about:

Kitchen -
Granite countertops
Under cabinet task lighting
Travertine Tiled floors (if the floor has the strength to support them)

Bathroom -
Double sinks if you have the room
Huge showehead
Travertine tile through out the room.

Other places to "find" money in your home:
Reduce the clutter
Repaint in neutral colors that compliment your floors

Tough to answer without knowing what is wrong with it.

Alot of people are looking for fixers, so you may not want to fix it up much. Ask your Realtor what they think.

Declutter, depersonalize and clean.

Don't overlook curb appeal, some people make a decision about a house by driving by or pulling in the driveway. That means taking an objective look at the exterior, pulling out gangly bushes, putting something over unattractive features (wood pile, gas meter, etc.)

Most important, price appropriately for your market. Don't set a big price with the thought that we'll just come down if it doesn't sell. People will see it sitting, the price coming down and assume there must be something wrong with it. Take a hard look at your Realtors comparables and price it right. In my market, homes priced for the market are selling without a bunch of days on market.

stage your house before you have an open house. have the walls freshly painted with a natural tan or white color. make sure the house is declutered. if you have TV i would recommend watching hgtv they have tons of shows that are for selling houses or fixes houses up. they even give you tips to sell you house.. another thing i would recommend would be have great curb appeal..

Add those finishing touches with fresh flowers and lighting to create a welcoming atmosphere.

Buyers need to make their own personal connection with your home. Remember it's easier for visitor to visualise things working from a blank canvas.
