In the State of Illinois, the salesperson is not able to accept commissions directly from a real estate transaction. The Salesperson also has to be supervised or sponsored by a Broker in order to conduct sales of real estate. The Broker on the other hand, has the ability to collect a commission and disburse funds to other agents. The Broker is fully responsible for all activities of its sponsored agents. The Broker handles the day to day operations of the business. The education and experience requirements vary from state to state. Illinois is doing away with the Salesperson title and in 2012 all licensed agents will be Brokers or Managing Brokers. |

The Broker can legally close the deal by filling out the paperwork. The Sales Person does the face time and phones part with the clients and then passes them over to a Broker. The Sales Person always has to share the commission with the Broker. |
