What's the down side of selling rental property?

(1) You don't get any more income from it
(2) You'll need to pay back any depreciation you've claimed over the years
(3) It's like selling any asset - the price you get might be considered income. and hence you will be liable for income tax on the profits (the difference between buying price and the selling price).

You cant collect rent.

Honestly if you were goint to sell you should have sold 5 years ago. I'm sure your still probably up money since you've owned it so long but why own a property for 20 years to sell it when the real estate market bottoms out.
