Ed | What's a good way to get into real estate sales without any experience? |
I'm about to pass my real estate fundamentals/practice class. I should be able to take and pass the state exam by April. I'm a 19 year old college student without any office experience. Previously , i've only had work as a dish washer and as a fine dining server. I live in Philadelphia and would like to get started with some work this summer to help pay for college and rent but i don't know where to begin. Do i just start calling brokers or is there some type of entry level position someone in my position should seek? I'm good with people and i know the practice really well from a textbook standpoint, but i could use some input. Which door do i need to get my foot in? |

Wow - don't listen to him about Remax - very expensive to join trust me, I know - that's where I first started- why not get some experience working for a builder or leasing apartments and in IL, after you take your test, there is a place on the license where you can check off if you want brokers to contact you - be aware, that there are start up costs - you will pay to join, probably a monthly fee as well, a split with your broker, etc - - Exit Realty is really good and low initial cost and no monthly fee- it's really important to choose the right place - maybe see if some of the busy agents would let you co-list so you can get experience there - and the best advice - if you have a super busy agent in your office who hates doing open houses, offer to do them for him or her - you will meet buyers and be more comfortable taking to people. My neighbor just talked to the head of a real estate office and they took her right away. There are two types of agreements that I know of. One is that when you earn a commission, you pay half to the office and the other is that you pay rent every month for your space and something like 25% to the office fund. So, you have to see what various companies offer you.
Check out the traffic into the real estate office so you pick a busy office. My broker closed a deal every week which is unusual. |

You may want to seek out a productive Listing agent (someone who spends the majority of their time representing sellers) who likes to have buyer's specialists who can take out the prospects that call in on their many listings. Typically a win-win scenario....you get to learn and have prospects to speak with...and the listing agent gets to get a piece of your business which they would other wise not be able to handle on their own. These listing agents will advertise more than most agents, generally....so just open the paper and keep your eye out. Good Luck! |

You need to pass your state exam first before talking to a Broker because most of them will not give you the time of day. That said, you should interview Brokers and ask them what they can do for you. Some large real estate brokers put you with a seasoned agent while others tell you to sink or swim. Although you may be good with people and have a textbook idea of how the industry works it is not that simple. Having experience vs the book is much more productive for you. I suggest you find out how to be a Buyer's agent so that you can learn the ropes of that side first. True, the Listing side makes more money but you will lose out if you don't understand how the process works. Once you hang your license with a major company or with a boutique company, chose an area that you want to work in, call a title company for all the names,addresses and phone numbers within a certain perimeter (cross streets in a certain neighborhood) and have them print up labels for you. This will help you in marketing to that particular group of people. Get to know the Title representative and they will be a tremendous help to you.
