we're thinking about white roof (we live in the south), yellow house with white trim and shutters and some awnings in front.
would that have good resell value? is yellow ok for the main house color? what color sells the best for a house?

The more neutral the better. I would never recommend that someone paint their house blue. I happen to like blue but I find it is the kiss of death on the sale of a house. Yellow is ok as long as it is not a bright but rather pastel color.
I do recommend earth tones, cream, tan, brown. The major things to consider are:
1 Price, please don't price the house yourself. Have your realtor show you comparative sales and determine what the best market price would be for your house. Realtors are in the business of selling houses not just listing them and hoping it sells. Be realistic!!!
2. Condition- do any and all repairs or better yet have them done professionally to insure they are done correctly.
3. Curb appeal- plant some flowers, mow your lawn and trim your bushes. The outside of your home will attract buyers to want to see the inside, entice buyers to the inside where the final purchase decisions will be made.
4. Declutter - if you haven't used it in a good while, get rid of it! Clutter indicates that you didn't make the effort to care for your house and your belongings.
Keep things neat and clean, and reduce the amount of furnishings etc in your home. It shows much better that way. |

I would have to say white, or on the light brown tones. Anything to crazy (yellow) will discourage buyers to look at the house. they won't want to put extra money into the house just to re-paint it. Just remember don't put YOUR personal fashion ideas into a house you are trying to sell. You have to look at it though the buyers point of view. |

Good idea about the white roof. Yellow houses look great. As do green or tan houses. Make sure you get a light shade of yellow. Forget about the cheesy fake shutters. The awnings are a great idea for all South, and even East and West-facing windows and doors. White is a good choice for the trim. The last house I built was 'Wheat' color, which is a fancy way to say a shade of yellow! It sold just fine. |

the best color for resale value these days is something earth toned. A light brown color with white trim and darker mocha forany type of highlights. Will win every time for resale value :) |

pink is never a good color to paint a house and doesnt attract buyers or do anything to its value. the value of a house doesnt have anything to do with the color of the house or its condition. in reality when u are refering to value its more about what could be done with the property. a house here in my town had fallen to pieces literally and was for sale for 50,000. when u talk about appraisal its the value of the property not what sits on it. the only reason for a house being painted nice and be in good shape is it attracts buyers faster. but no matter what pink is an ugly color to paint a house |

Trust your first instinct - go for the yellow. Before you paint it, drive around and find a similar home with a shade of yellow that you like. Then, either ask the owner for the name or try to match it with samples provided by paint companies. You can also try a virtual color preview on paint company websites:

i say a white house.. just remember that the darker the color.. then the the more heat is is going to attract.. and since you live in the south.. then its hot already.. so go for a light color.. i say go with a white house with maybe a charcoal roof.. that way you wont get mold or anything up there.. cause the dark will attract the heat.. so i say a white house with a dark roof.. thats what ours is.. and its awesome.. hope that i was some help.. email me if you need more ideas.. cause i love to help when it comes down to remodeling.. =) |

Drive around and look at other houses. See which ones you like the best. If your house has some brick or other features you should figure in then look for houses that also have those features.
My experience is that out of the ordinary colors slow the selling process a lot. If you don't see anyone else doing those colors then don't do them. |

Light Yellow with white trim sounds charming! White, gray, taupe, sand, are all very common colors here. But we do sell a lot of yellow homes as well! I've never seen a white roof, so you will have to post a pic when you are done! Good luck! |

Light beige or white - something completely neutral - that way people can add whatever color shutters or roof they want. A yellow house is really going to limit people. |
