First, a lease is a contractual agreement so you are responsible for whatever the total rent it for the term of the lease.
Unless you have a very very reasonable landlord, they will not just let you out of the lease.
You will have to talk to them and ask what your options are (i.e. finding someone on your own to take over the lease, though there are costs involved in this like doing credit checks on someone new which you might have to pay for, IF the landlord accepts that option).
Don't be surprised if you get a no, sorry can't do that (unless you pay the balance of rent owed). |

You CANNOT!
There are very few legal ways out of a lease for a reason. You have to be military getting deployed or have something major wrong with the house. Things wrong with the house must be health or safety issues and the landlord must not be doing anything to try to fix it. If they are trying to fix the problem then you cannot break your lease for that.
If you just want to leave for ANY other reason, then you must pay whatever lease break fees are stated in your lease.
EDIT: I wanted to add that subletting like a lot of people are suggesting is typically illegal. You MUST check with your landlord about that first. If it is not allowed and you do it any way, then they can sue you. |
