What's the best way to say it to my landlord?
Long story short:

Our lease will be up in 6 weeks. The place is nice, but way too small and the neighbors are too loud. Anyway, my sister's friend offered to rent us this amazing house that is absolutely perfect for us for super cheap, but we have to move in within 2 weeks. That means we have to break our lease one month early. How can I tell my landlord this without him getting upset? Is only 2 weeks notice going to piss him off?

If you tell him today you will still owe rent for Aug.

Expect a lawsuit if you withhold rent.

I used to just turn in my keys, leave a note and leave my rent deposit behind. but I suppose I would tell you to just tell him your moving on. its really none of their buisness and tenets come and go and they know the drill. its not really about personal feelings. its all buisness for landlords.

It's not like it is two months!
Bottom line is he can harge you for two weeks!
Or what ever the contact is for breaking the lease!
Why can't you wait 2 weeks?

He may be pissed; he may not, just be respectful, and comply with his contract.

The sooner you let him know, the better!

This gives him more time to get a replacement...

He depends on the resource from his rentals, so give him consideration!

Well,u dont have to say any just to prevent upset from your landlord,for instant u prepare any dinner or buy any lunch to win their heart and from there u can speak-up that u need to move 1 month earlier before the lease expired,used your soft spoken word and languages just incase OR dont have to do anything move out quietly ,let the lease expired by it dated , if any issue occured just told them you are away or had family gathering at other sibling house ,it wll be fine , they will understand,GOOD LUCK

You cannot just tell him. You signed a contract and you need to fullfill it. You can move out whenever you want to but you still owe the balance of the rent. You must always give 30 days written notice. No reason is needed.
If you have already made your decison to go then now will be the time to give your landlord 30 days written notice. Since notice must be given for a full month the notice you give today will be for August 1 thru August 31 anyhow. If you cannot afford to pay rent on both apartments then your landlord will most likley file eviction around August 5th. You will have already moved out so you won't be "evicted" and homeless but you will have a judgement against you which you will need to pay. If you have not caused any damage to the unit the landlord will most likely use your deposit to cover the rent but this could cause the landlord to give you a bad rental reference if you ever need one.
My suggestion is to pay rent on both units for the month of August, clean the apartment well and repair any damge. Take photos and do a walk through which the landlord signs off on. If you have paid the rent and he finds problems this will give you a full month to fix them. You will then get your deposit back and not be out of pocket anything. If you are very lucky he may be able to rerent before the month is up and refund a portion of the rent. Be happy that you were able to find a nice place to move into just as your lease was about to expire.

well according to most state laws you must give a written 30 days notice to vacate the property,during that time you might have to pay rent for the 30 days,if you do he can not enter the apt/house until the end of that month or rent it out, or under some contracts,you can just forfeit your deposit to the landlord,but most likely they won't do that,that's for what got damaged when you were living there.
