3 Hours is a large radius and will cover from the desert ...north past Bakersfield, and all the way to Mexico. There is a huge variance in these areas. The cheapest by far is the desert...probably somewhere like Victorville. This is about 90 minutes from LA. Or Barstow....about 2.5 hours from LA. Being desert communites they will be relatively cheap...but they are desert.
Inland parts of Northern San Diego County are reasonable and not as unpleasant...say Temecula, Encinitas and communites in that area.
Avoid Orange County, LA County and any coastal communites. |

Central Oklahoma, Kansas, Arkansas, Tennessee or most anyplace 3 hours east of LA via air travel. Nevada has no income tax, thus requires less income to live on. Real estate is just too expensive in CA period. That and high taxes is why a number of corporations such as Nissan have elected to move out of CA to areas 3 hours east. |

I would say the Hi Desert (Adelanto,VictorvilleBarstow ect.) But keep in mind that what you save in housing cost by moving so far away may result in an increase in transprtation and car maintaince cost. If you are not buying the savings may be a wash. Also consider the quality of life factor. How many hours a week are you will to put in side of a car. That being said the Desert has a lot of nice folks and you would be centrally located between a lot of recrational options. |

Hi, Have you considered the High Desert. Victorville, Hesperia, Adelanto, Apple Valley, El Mirage or Lucerne Valley. How Lancaster? Victorville area is still one of the most reasonable areas and they have everything you need for shopping or eating out. There is no need to go the hill unless you want to. Good luck to you. |

i would say bakersfield i'm a realtor in bakersfield and its only an hour and a half to LA houses here are very cheap you can still find a house under 300k and its almost brand new if you need a tour or need someone to take you around and show you houses in bakersfield just give me a call 661 900 0771 |

An inexpensive boat in the middle of the Pacific.
No real estate tax.
If you can find a place to moor each day while you are at work, you can commute to and from your boat. |

Try Long Beach. With Traffic, you're looking at 1-1.5 hours commute. Without Traffic, 25 minutes.
Just becareful when locating property in Long Beach, due to the high crime areas.
