If looking at rooms is important to you then you should do exactly that.
There are other things necessary prior to the purchase of a house.
1. Are you earning enough money to pay for the monthly mortgage.
2. Do you expect to stay in the same career field and how long you will be employed so you may continue to make the monthly mortgage payments
3. Find an area that is as crime free as possible. (Houses might cost more in an area where crime is reduced.)
4. If you have children you want to find a house located in an excellent school district (Houses might cost more is such an area)
5. How close to work do you want your home to be?
6. How close to shopping do you want to be?
7. Do you want a house, condo, townhouse, or loft?
8. How many bedrooms do you need? How many bedrooms do you want?
9. Closet space.
10. Large kitchen or small kitchen?
11. Larger front or back yard?
12. What other things are important to you, pool, view, security (gated community) etc?
Those are a few of the things that one should ponder when looking for a house. Now I am sure there are personal things you might be looking for so make sure you include your own ideas and wants.

The most important things are to find something you can afford, to get an independant appraiser to appraise it, to have a healthy downpayment, and to look at many before you decide on one.
Looking at rooms is not even on the list. |

The most important thing in buying a house is the financial end. Can you afford the mortgage payments? Is the income adequate to pay the utilities, heat/AC, grounds, maintenance, landscaping,. Now look at the room sizes and see if the meet your present and future requirements.Are your taxes separate or part of the mortgage payment? |

The community is extremely important. You can always remodel an interior but you cant change your neighbors homes.
Check out the community and check the budget to make sure your neighbors are paying their fees and not falling behind.
Another great thing to look at is fair market value to actual sales price. Do your research before you make an offer. |

Price, Location, Size of House/Rooms, Yard, close to schools or not, etc...........

Do not buy more than you have to. Most people who get into trouble when buying a home do so because they "have to" have a spare room, swimming pool, etc.
Don't buy to much, plan on staying there a while. and be very careful what you buy. Oh, get yourself a very smart buyers agent. |
