Dr. M | What's the worst part of owning a house and the worst of living in an apartment? |
What's the worst of both? Additional Details I've got very noisy illegals living next door (the fact they work on farms and don't speak any english is a clue).
I don't mind THEM (I do mind the illegal aspect, but as far as people go they are all right) but they are a bit noisy.
But I can imagine a house will have other pains as well.
I don't know much about house ownership, what are some ways to avoid the negatives of house ownership? |

Worst of apartment:
No backyard
No painting, remodeling
No garden (patio gardens just arent the same)
Noisy neighbors that share walls/ceiling
Someone always walking RIGHT past your window and glancing in
Lawnmower/leaf blower during nap times
No equity
Worst about homes (dont have one)
Responsible for repair/maintenence cost
Responsible for yard work
Can't up and move as easily |

I have owned 3 houses at various times in my life year. The worst part is maintainance. Not repairs they are easy. But the constant you can't really leave for a weekend because there are always chores.
The worst part of an apartment is of course no choice of neighbours.
I live in an apartment above a bookstore. No neighbours in a way eliminates both of the above problems. I have lived above stores on 3 occasions. One I left to buy a house with my wife. The second I move because the store below became a tattoo parlour.
This one I would like to stay in for as long as practical.
They are a good usually less expensive choice many overlook
Also everyone thinks buying is also a good investment. I have seen a single industry move from a town and suddenly the homes are worth less than a 3rd of what they were a year ago but your mortgage is still the same. Something to watch for. Also I have never heard of homeowners taxes going down.

Maintenance.....
Home ownership- It's all you. You can't just call up the landlord and make it their deal.
Renting- It's someone else's responsibility. Sure, you can call the landlord, but when are they going to come take care of _____? |

A House requires maintenance and upkeep that you will be responsible for.
In an apartment you have to contend with noisy neighbors and people living so close to you. When I lived in an apartment I could always tell when my downstairs neighbor was cooking. The smell seemed to somehow travel through the a/c. And if you have dirty neighbors, you might inherit bug problem. |

Illegal’s for the most part stay under the radar. So I wonder if these are illegal’s. (Being nosey and all.)
Owning gives you appreciation and it’s tax advantageous. Renting throws your money away. YOU have to buy right; I hope that goes without saying. |

For us, the biggest downside of home ownership is definitely the do-it yourself aspect. If something breaks or needs replaced, you have to do it (and pay for it) yourself, unless the repair is covered under a home warranty. But, I far prefer ownership to renting an apartment. Renting you are just throwing money away that could be going toward owning (of course for some people owning is not a possibility). Then you have the "noise" factor where you have to be quiet because you are sharing walls/floors/ceilings with someone else. You are basically sharing walls with people you do not know who you may or may not get along with. And of course you have no freedom to decorate, change draperies or paint without asking permission. We even lived in a complex once that did not allow you to hang pictures because of the nail holes in the walls. Booo! I think anywhere you live there is the chance of having bad neighbors.
Edit:: to avoid negative aspects as mentioned above, get a comprehensive home warranty if your house doesn't come with one. Drive around the neighborhoods before buying and see what the other properties look like. Sometimes you can tell what kind of neighborhood it will be by looking at the cars in the driveways. Nicer cars may indicate a more affluent community who takes care of their properties. If there are unkept properties, this will negatively affect the value of the homes around it. Check for garbage, old broken down cars and toys left outside. This would indicate people who do not care about picking up after themselves, caring for posessions and making things look nice. |

When things go wrong, you are responsible for fixing them.
You pay rent and it does not go into any equity, which is a bad investment. |

I am a home owner and cannot fathom the idea of throwing away my money on an apartment. But, I do not plan on moving from my area in the near future either. Home ownership brings with it the responsibility of keeping it up... No landlord to come fix the broken toilet. But also the positive of building equity and eventually not having to make a mortgage payment one day. I recommend going low end on your first house. Don't overextend and don't buy a fix er upper unless you can afford the cost. Spend time in the neighborhood before buying (noisy neighbors are not just in apartments) and those type people can effect the value of your home in the long run. Ride thru the neighborhood at different times to see what is going on and who you see there. Be sure to take note of anything that bothers you and weigh that. If it bothers you a little now it might bother a potential buyer a lot when you decide to sell. |

First of all... in regards to your comment: "I've got very noisy illegals living next door (the fact they work on farms and don't speak any english is a clue)."
Just because they work on farms and supposedly don't speak English, doesn't make them "illegal". Please don't be so freaking ignorant.
-----
And as for your question, I personally do not see anything negative about owning your own home, unless you are in debt and are at risk of getting your house foreclosed. It also depends greatly on what kind of insurance you have to cover damages to your home.
Apartments?? Bleh! You have no freedom in an apartment. You have to talk to your landlord for practically anything you want to do to an apartment. And paying rent of any kind is like throwing money away -- because you will NEVER own it. |

Home: Liability. If something breaks it is all on you. If someone gets hurt on your property you are responsible
Appartment: You are throwing your money away on rent at the end you don't have any equity but you don't have any liability either. Also my last appartment was in a scary neiborhood. |
