Suppose a tenant has three years left on a lease and the tenant has paid his rent in a timely manner for years. Now suppose the landlord has refused to cash the checks in order to screw the tenant, is this possible?
Also what happens if the landlord sells the property with the tenant's three years left on the contract, does the tenant have to vacate his business or what?

The lease sells with the building in most commercial transactions. If the new landlord refuses to cash the checks in order to start eviction proceedings you can file suit. Just send the checks certified registered mail and keep the receipts. If that fails hire a good R/E attorney to help you out. |

A landlord cannot do anything to a tenant by not cashing their checks so long as the tenant has proof the check was given to the landlord. The lease goes with the property & the new owner is required to honor it. |
