What Loan Options Do I Have?
My lease is up in May and I am thinking of buying a house. I
am 20 years old and I made 54k last year.
I can afford 1,700 a month for morgage
I would like to buy a fixer upper and I have only $6,000 down.

Sacramento is definitely a buyer's market. While the new home market has not slowed much due to builder incentives, the resale market has some great deals just waiting to be found. Be sure that when looking for your "fixer upper" that you use a property inspector and that repairs are limited to cosmetic issues (paint, carpet, tile.....). 30 year fixed is best. sometimes adjustable rate mortgages give you a better rate, but don't do things less than 5 years (ten years if possible). prepayment penalties are no good, but gets slapped on loans where people have lower credit scores. don't go for 1% loans.

take time to find the right home and the right price. the market is good for buyers at the moment.

Find a house and get it "subject to". That way, you don't even need a loan and you can find one that you want if you do your research.
