thats a scary thing to do.
my dads a realtor and there is SOOOO much paperwork and legal things to consider.
thats why the course to become one is so hard and thats why pretty much everyone goes thru an agent.

Dont do it!!!!

you may end up costing your self more money than if you where to just pay the commission to the agent, who has internet websites, buyers on the books, understands the market value fo the area and the like.

There should me no reason for ever selling your home yourself. In my experience, very few people win out of it, usually the buyer gets a good price, good terms etc as the owner can get desperate.

Just remember, you need a mechanic to fix your car, a brain surgeon for brain surgery, and a real estate agent to market and sell your property effectively. Time and money is important, jsut tell the agent you want a net price to you of XXXXXXX and his commission can go on top of this. this means he has incentive for the higher price and effectively you get what you want, and you have a professional all guns blazing out there working hard for you.

Make sure he atleast highers a lawyer to look over his papers. Since he is owner selling he will be the one sole responsible for all the documentation. And the legal ramifications if he does not have everything sqaured away.

Get an agent!
Just negotiate a lower percentage.The home prices have gone up two to three times in value in the past 7 years but what the agents do hasn't changed much so they are making lots more money for the same work- WHY?!
PS- And make sure it has curb appeal or they wont get out of the car to look at it!

I think you need to talk him out of it unless he knows for sure 100% that nothing is going to malfunction. I sold a home a year ago and within 3 months the septic system caved in, but thankfully I hired a real estate agent and he made sure I would never be responsible for anything after the sale. If I would have done a private sale. I would have had my pants sued off.

It is easier than you think in Australia but you should check out www.jenman.com a realestate watchdog site before selling or buying with or without an agent.

FSBO only works in a HOT market. I am not willing to pay 6% of my equity (approx 30k which is nuts) to a realtor so I am going with a hybrid which is Help-U-Sell. Only thing I have to do is show the house and I save thousands.
I just interviewed 2 'traidtional agents' and i Help U sell broker. The discount brokers DO NOT charge the fee up front. You can pay when it sells just like the traditional way. After chatting with them I am thouroughly convinced the only thing the traditional agent does the discount agent does not is SHOW THE HOME. The traditional agents tried to BS me by saying they have tons of buyers, the market is going up, they have unique markeitng plans, blah blah blah . The Help U sell broker worked for Prudential, Remax in the past and he is no joke. Interview all your options and go with the one option that will be cost effective AND will market your home. Pricing,
anything will sell with the right price on it. If your freind is willing to sell his property quickly, price it very low. Then again he doesn't make what he wants to out of the property. Hire a Realtor, these guys have access to a larger customer base and can get him top dollar for his proerty. FSBO, always get low ball offers. Landstonegsl@yahoo.com
