It depends on your state. Some states do not allow criminal backgrounds to be run. Most apartment communities will give you their application criteria in writing and you can see what they are looking for. The first step is running credit. If your credit is good it may be an automatic approval (your credit score would have to be 680 or higher). If the score is lower then they would check your rental history and income. If the community does run criminal backgrounds fair housing states that they would have to run it for every applicant regardless of credit. You can not get a co-signer in place of negative credit or criminal.
One more thing, they can not run your criminal background without your signed consent. Read the bottom of the application before signing and you should get your answer.

References mostly, sometimes a credit check, sometimes a bank check to see if you have funds to cover the rent and deposit. Guess you'll find out if they do that criminal check if you don't get the apt, eh?

The one thing that scares a landlord the most is an Unlawful Detainer. It's really tough on the landlord because he has to come up with the rent out of his own pocket.

Some places check your criminal history, If you have had a domestic violence charge within an X-amount of time, you will be denied.

Most reputable apartment complexes (if that is in fact the type of rental application you are submitting) will check rental history, criminal background, job status and the ability to pay the rent. Credit score has never been a determining factor in my experience. Rental history and job stability along with income is what they are most interested in. Any evictions or broken leases will almost guarantee you a denial with a nicer property. And you may also have trouble if you jump from job to job. Hope this helps.

they usually do a check on you to find out if you have been bad tennants, eg not paying for rent or leaving a place a pig sty. They check with you're friends on your list to find out what kind of a person you are, that is basically it as far as i know!!

Income (must make 3x the rent money)
Employment
Past renters info i.e. they will call your past rental place to find out if in the last 6 month you paid your rent on time, or if you where a trouble maker, or if you owe them money from leaving damages to apartment and past rent or stuff like that.
