What are good LEGAL reasons that can be given to a tenant if you decided NOT tor renew their lease?
Property is located in Chicago and wish not to renew lease of tenant. Rent is current. Previous issues with persons other than those listed on the lease residing in the apartment. Please Help!

You don't need a reason, that is why leases expire, to give each party a chance to choose to renew or not. You are choosing not.

You don't need a legal reason. The lease is up and you don't want to renew it.. period. I would give them the proper notice required by your specific states laws.

Neither party has to give a reason why they don't want to renew.

In fact, I would NEVER give a reason to the tenant that I'm not renewing. I would just tell them in writing that the lease expires on (Date) and that it will not be renewed. If asked, I just say that I have decided not to renew.

Don't get into reasons. They can come back to bit you.

You are not renewing there lease period.
But think about it first. If the current tenants are allowing others to live there all you need to do is give them a 3 day to perform or quit. If they continue to do this then they are in violation of the lease and it has been breached. You can just give them the 30 day notice/60 day notice to move. That will end it. But give that 3 day to perform notice very important.

If the lease is expiring, you don't have to give ANY reason legal or otherwise. Just make sure you notify them in writing, CMRRR at least 30 days before the expiration of the lease.

If you want to just be polite tell them that it wasn't the best fit for you or them and you think they would be happier at another place better suited for them.

You already have a reason, the reason is the lease has expired and the tenancy is therefor terminated.

Unless you intend to terminate the lease before it expires, you don't need a reason. If there is something in the lease that prohibits residents other than those listed on the lease from residing in the apartment, then you can just evict them.

like everyone said, you don't have to have a reason. just tell them their lease is up and give them plenty of notice..preferably more than is required by law just to be nice (and so that they won't get angry and trash the place..)

Many leases have a paragraph in it stating that if a party wishes not to renew the lease, either landlord or tenant, they must do so in writing a certain amount of days prior. My old lease was 45 days, in writing, but it can vary. If it's not listed, you can assume 30 days, but I'd give them more notice if possible.

You can be simple and state you do not wish to renew their lease when the term is up, or you could be more detailed and list the reasons why, but you are not required to explain the reasons why if you don't wish to.

Check your local laws first. Generally, you don't have to give a reason other than, "I want the place back", or "I want to do some work on the place, without a tenant in there".

But, some states, like CA, and some other situations can require a reason to be given. Is it in a rent controlled area, do they get any government rent assistance, are they on Section 8? These special situations might require a reason not to renew.
