The most important tool when buying a home is knowledge. Do your reasearch and really know what you are getting - that goes for the neighborhood, the price, and your mortgage.
The best and safest way to be sure you get the best information is to talk to professionals. Ask your friends and family who they used as Realtors and Mortgage Brokers: find out who they liked and visit them yourself before you make a commitment.
There are too many variables in the housing market right now to give easy answers: it's very important you know exactly what you are doing, and having someone who understands your area is the best help you can get.

Don't overstretch your budget - make sure that you have enough money to pay for your mortgage, bills, food and social life.
Over-estimate how much your utilities bills are, pay that much into a seperate bank account specifically for bills - have the payments coming out of that account.
Check out the big stores for first house deals on kitchen sets, they are usually of decent value and low cost.
If you can afford it, buy quality furniture and electrical items, it'll be cheaper than having to replace them every 12 months.
Go to charity shops and second hand shops for smaller items of furniture such as side tables and fold-away chairs. A bit of tidying them up and they will look good as new. |

pay off credit cards. loans etc... have income of 3 times the amount of your projected house payment. take to financing company before getting a Realtor. it will help when you are pre approved to make an offer on a home |

Save money and reduce your debts (payoff credit cards). Then get a credit report from all three agencies and look over it for problems and try and fix them. Try and increase your credit score as much as possible. Put together a financial statement with backup information. Then check around for first-time buyers offers from banks and mortgage companies and compare the offers that they give you. |

I've been in the mortgage industry for 14yrs, so i hope i can help you. First be sure to review your credit report and get any unsatisfactory items cleared up (paid) or removed. Now adays, lenders first look at your credit and the score. Then know what your monthly out-go (debt) is vs. your gross pay. Most banks or lenders are looking for your ratio to be between 40-45%. Also if your are a first time homebuyer, it's very beneficial to have proof of rent- either from an apt complex or cancelled checks. Good luck!! |
