It really depends on the property. For example, a 3-bed family home with one bathroom is likely to increase in value if you add a second bathroom, because it needs it. A 1 bed apartment would be wasted on those kinds of improvements.

If the kitchen is older than 5 years, it's a good idea to update it. The same goes for the bathroom. The furniture can also apply if it looks dated - of course, antique furniture is appropriate in a period house; 20s furniture works in an Art Deco apartment, etc.

In family homes, conservatories or landscaping the outdoor space can add value.

Home staging is also important. If you're not confident in doing it yourself, employ a professional. Too many people have been watching House Doctor and think that painting everything magnolia will look great. The difference is that she really knows what she's doing!

It's important to bear in mind that nothing is 100% guaranteed to add value to your property. Typical things like improving/adding kitchens, bathrooms or extra rooms can add value - but it shouldn't be viewed as a certainty. If anything just look at it as a way of hopefully getting an offer to buy sooner than if you don't do the work.

I would talk to at least 3 estate agents and get some valuations - then ask them what they would like to see you do to the place in terms of decor, furniture or any extra building work. Get them to be honest with you - they know what sells in your area and in your type of property.

Clean the inside of the house immaculately. If you can, put in new carpet, if it's in good shape have it professionally cleaned.

Paint the rooms. If the paint is still good wash the walls (repainting is almost as easy).

Plant some pretty flowers and make the lawn nice and green and well trimmed. (Are you beginning to see a pattern? Clean, paint, pretty)

Take out as much furniture as you can. Lots of furniture makes the house look crowded. Get rid of personal pictures. Buyers like to see the house from their perspective, not yours.

Make sure that the plumbing is in good shape. A house inspector will check the water pressure, so do what you can to make it good.

Don't try to "hide" serious problems, or you may have a serious lawsuit on your hands.

if your choice of decor is a bit eccentric or individualistic, paint it white. people like neutral rather than abnormal

make sure it clean?

look at it from a buyers perspective. try and make sure there aren't things which catch their eye and will be a negative effect on them, broken gates, rubbish in the garden etc

Your home might be your biggest asset, but it doesn't necessarily follow that the more money you invest in it, the more money you'll get in return. Adding value is the new thing to do, but how best to spend your hard-earned cash is the question. The sky isn't the limit, so it's worth finding out what your property is worth and its maximum value. Functional hard landscaping features such as pergolas, decks, fencing and a carport-garage are some of the best ways maximize the use of the garden and add value. Quality landscape design and installation whether you DIY or get in the professionals will add value to your property and help it sell faster. In my experience it has been a successful and rewarding process to go through.

Easy ways are just to upkeep your property. Landscaping and lawn care do add to value. Cooperating with neighbors to make sure all property in the area do the same. Remember the three important things in Real Estate - location, location, location!

Make sure the outside looks as good as the inside.
Women look at bathrooms and the kit. If the applainces are old, replace them. If the cabinets in the kit. and bath are
ugly or scratched, paint them. Look at your floors, replace
or refinish. Paint in neutral colors. Make sure there is

You need to give more information, but things that come to mind. If you are close enough to business have it rezoned as business. Build small structures, like a gazeebo, shed, garage, barn, etc. If there is a house or dwelling on the land remodel it and bring it up to code. Have utilities brought to the land. Get a perk test done. I hope this is good information.

If you are looking for a long-term investment, think about solar heating, solar PV and double glazing. Decking with folding-sliding doors would also increase your home's percieved value.

If you want to quickly raise the appeal of your house when looking to sell, try the following:

Paint all the interior a neutral, slightly off-white colour.
Change all your door and cupboard handles.
Replace lighting with the same modern design.
Remove net curtains and obstructions from window light.

And most of all...
Keep it clean, inside and out!

Yes Kitchen and bath. NEVER over remodel if you are only doing it to add value and eventually make you some money. Appriasers will tell you what proce they put on things for example if you put in a block wall around your house it will definately help it resale for money wise it will probably cost you around $12,000 and the appraiser will only give you half. So you just lost $6,000 right there. And you can't raise the price of your home $6,000 compared to those without it because people will think that they can put one in themselves cheaper.always. A pool gets only half the price. Flooring is a good one. IT doesn't need to be expensive just new and clean. Landscaping gets about $3500-$6000 so don't over spend. In bathrooms they want a seperate shower from the bath tab (materbath) and 2 sinks. In kitchen they want open concepts that looks out to dining and living room with preferably an island. They want granite countertops and stainless stell. You can do this fairly cheap actually. Get rid of laminate at all possibilties. You can get tile for $75 at home depot that looks and apprises tons more then laminate. Hope this helps
