new floors increase the value alot and if you are having an open house they make your house better looking and more appealing. new kitchen cabinets will help, but could be costly. surprisingly, just changing the cabinets in your kitchen can make your kitchen appear more modern if it is older. the last thing would be the lighting. change your lighting to something new. instead of having just a plain old light fixture on your ceiling or wall, maybe put something more fancier. chandelliers can be cheap and can make your house look better, adding more value. remember, the way your house looks and the condition that it is in will help you achieve a large asking amount. |

By minor, I think you mean improvements that you could make on your own....here are few:
-Add track lights
-Landscape the front yard by planting flowers and mulching and also, pruning the bushes
-cabinet refacing
-fresh coat of paint |

Finishing those little jobs, proper sealing of tiles, filling of holes little things like that help. Also if you can fit a small dining table into your kitchen will help, putting double beds in bedrooms (you can class it as a double room then), and painting everywhere neutral colours. Neutral colours are very important, leaves a blank canvas for the next buyer and it makes rooms seem bigger. As do mirrors =) |

On the cheap, you can reinsulate the home. From the non-flammable newspaper insulation to upgrading the windows.
Obviously any major damage to the home will drop it's value and that's something that could decrease your homes value significantly. |

I am in Florida, so I am not sure if the same ideas I have will work for you there where you are at.
Hardwood floors and fresh paint alone can steer the appraiser to look towards more higher end comparables. Removing personal effects and de-cluttering can also help. Remember finding 3-6 properties that are comparable to yours is what the appraisers job is. Then adjusting them to the condition of your verses theirs. A lot of that could boil down somewhat to judgment. Hope this website below helps and good luck! |

The best way to determine what kid of improvements is to make is to see what the value of the homes are in your neighborhood. Not only with homes that are for sale, but homes that have sold. This way you can see where your home stands too.
Things that stand out are flooring and paint - those are usually pretty easy to do. It also depends on what your motive is - if its to do something quick to sell your home - or improvements that will increase the value in the long run.
If it is for an immediate sale - just removing clutter is the best choice.

Paint, new carpet, redo the landscape. The biggest return on a remodel investment is to update the kitchen. It's costly, but can really add to your home's worth. New low E windows can also bring up the value. |
