The price and condition are the very important issues you have to emphasize.

First thing you have to do is to make your home appear desirable. Fix broken areas, repaint, remove built in dirts and stains all over especially the bathroom and kitchen. Check out the drainage and sewage system. Get rid of any dusts, insects, and undesirable smell. Make it to appear interesting and be sure that everything works. In general make the whole home environment in all its aspects clean and attractive.

Next you have to know all the legal aspects applicable in your area with regards to buying and selling the house. Very important to know is the average cost of your property , to be able to stipulate an average price range where you will be safe of not losing on the agreed price. An appraisal is your property's market value is very important in here. You must also know the recent sales report of homes sold in your area. Be careful of any fraudulent involvement along the process.

Well, as you are looking for prospective buyer, you should know how to give a convincing description of your property as well as the advantages of the place of your location. Despite you need to impress buyers, honesty still best applies. If there are negative aspects which you feel are very releavant for the buyer to know then you have to tell them.

Check in with a website designed to help FSBO's - "fizzbo's" or For Sale By Owners. I would at least hire "Help U Sell" to handle the escrow and paperwork. They have professionals for the legal stuff and have some marketing tools, but you show the house on your own. And of course, they only charge a flat fee instead of the crazy commisions.

Still have the Title Company write up the contract for you. It will cost you $300-$600, and you should ask your buyer to use them as a courtesy. You are saving on the Realtor commissions, so spend the money! You should also have your potential buyers present you with a legitimate pre-approval letter. Do not accept any offers without it, or you are wasting your time.

You first need to de-clutter it, then you need to clean it from top to bottom. Make sure you home looks neat and clean from the outside and that the lawn is cut and landscaping is neat. None of this cost money and can make all the difference in selling your house. If you have a bit of money box up the majority your personal items (I mean other than the things you use daily), box up papers (like bills and things that need to be filed) and put them in storage. Freshen up the paint inside and out, it will make the house look newer. Clean out your attic or basement and make them look neat and clean. Think about a model home that you would go into, there isn't any clutter or mess anywhere. You can walk in and think about what you would do to a room to make it your own without being overwhelmed with the owners "personal stuff". You can make your house welcoming but not personal. Also, people say to bake cookies or pie to give it a "homey" smell. I don't agree, allow your house to have a fresh clean smell and people will be more comfortable looking at it as they assume that it would be a healthy place to live.

After you do this there are many web-sites you can check out that have info about selling your house on your own. You can also hold an auction. Ask friends and family and find the best way to advertise.

Patience. We tried selling our home on our own. We priced the home at a very reasonable price since we didn't have to pay realtor fees. We ended up getting a realtor. He sold it for $30,000 more than we had it priced for and even with his fees, we made $15,000 more with him than what we were trying to do on our own.
But if you have patience and a good price and list it on several reputable sites, you can do it.

you are much better to use a Realtor. in the long run it is actually cheaper paying the commissions. the buyer that comes to you will say since you are not paying commission, I want you to drop you price. Besides it is risky dealing directly with a buyer and you leave your self open for a law suit because you may not be protecting your self against not disclosing all material facts to the buyer. A Realtor will help you with the necessary documention to protect you.

i've sold my last three homes "by owner". don't get a realtor unless you don't have the time to spend showing your home and have a giant percentage of your profit to give to these glorified door men. go get yourself a great book (or two!) at the bookstore and a good title agency (who do 90% of the work anyway) and you should be fine. the respondants who told you to get yourself a realtor....are probably realtors themselves. it ain't that hard and as far as i'm concerned, the only thing a realestate agent does for me is open my front door for prospective clients. i did some homework, did the things that were suggested (clean out and store extra closet clutter, paint if needed, etc.), and i gave my own time and effort and have sold every one of my properties myself.

one last tidbit that helped alot. take some digital pics of your house, inside and out and make your own little brochure with all the information and ammenities. that way your interested parties will remember it and have a handy reference to go to. especially after they've looked at many homes. they tend to all start to meld into one another.

Dumbest thing I ever heard is when someone says you can save a commission selling a house yourself. Put yourself in the buyer's position. When they show up to look at a house with a "for sale by owner" sign, the first thing they do is subtract 6% from the price you ask and go on from there. Stop kidding yourself. National statistic indicates FSBO sales are lower than sales going through Realtors. Also well over 80% of all sales goes through Realtors. As bad as the market, you need every bit of exposure for your property and the Realtors are not going to show your property and they control the bulk of the traffic. Whoever is left showing up are going to be low ballers looking for a bargain from an uninformed seller. A home is generally the largest asset people have. Why take a chance?

WE JUST SUCCESSFULLY SOLD OUR OWN HOME IN MARCH!!!
Nobody knows your home better than YOU do...so, YOU can make "viewing" appointments at YOUR leisure, when you know your home looks the best(morning, afternoon, evening, depending on the light coming thru your windows). You can create a great atmosphere; having "just the right" lamps on in certain rooms, having certain aromas throughout the home (candles, baking, etc...). And you can give the potential buyer the rundown on your home; give him the high points, accentuate the positive, share family memories you've enjoyed there...
Since we put our home up for sale in very late February, there was still lots of snow on the ground...I had a beautifully landscaped yard, absolutely FULL of wonderful trees, shrubs and lots of colorful perennials, so I bought a painters easle and created a gorgeous collage of what our yard looked like during Spring & Summer!!!! The customers all loved it!
We also did "flyers" to hang alongside our FOR SALE by OWNER sign. We included only the basics; how many rooms, sizes of each, any upgrades, what would stay; pool, appliances, etc... but NO photos of the inside. We wanted people to come INSIDE and check it out. It worked well. Be creative, the ideas are endless! We had 2 open houses on 2 consecutive weekends, and sold our home the 3rd week.

I sold homes and a business & never used a realator. Have your home cleaned up nice ,don't have clutter around. take down your family pictures& put up others in place. have windows cleaned. leave the kids at grandmas when showing the house. let people look around on there own so they can discuss their likes etc. then ask if any ??? you can answer . Saves a lot of money. Just have your lawyer handle the title & deed details.

It is a very painful process. Go into with the knowledge that it isn't as simple as saying "Ok, you offered this much, how about giving us this much."

You don't need a realtor. Just add the 6% to your asking price. You do, however, need a lawyer. There are thousands of real estate lawyers. There is a lot of competition, so you can probably get one for around $1000.
Worst comes to worst, you could get a realtor. But in the mean time, go for it!

I don't know if it worked, but I agree with many of the other posters, you want a realtor.
But that doesn't mean you have to settle for a full comission. Do what you can to chew down their rate.

First, you don't have a clue about selling your home.
Second, the buyer may have questions you can't answer - and even if you can answer, you have to send them away to solve it
Typically, you will have 99% "lookers" and "tire-kickers", the other 1% are people who cannot afford your home.

The wear and tear on your nerves and your carpet will drive you to a realtor sooner or later.

Got to www.daveramsey.com and look for his endorsed local providers. Find a realtor who is hot-shot at selling in your area and leave the grief to the professionals.

You are opening up a can of worms by trying this. Unless you've done this before successfully, you could be in for some serious trouble! You have no means of securely screening persons coming to your home, promising you a contract and then delivering same! You save very little but can turn your life upside down. Why do that?

Don't trust Ebay buyers. They inflate the prices and then don't buy what they agreed to buy.

That famous comic had that problem. Red/oragne hair. Had her own my life program on the comedy channel or vh1. Kathy Griffin or Cathy Griffith did the spare a weekend with me the comedianne and only had 1 real ebay buyer around the 1,000 dollar mark instead of the real original buyer. She did this for charity.

i bought and sold several houses FSBO. My sister is a realtor and so she explained her state's contract very carefully to me and then I read my state's contract. When I worked with buyers, I went over the contract as carefully with them as my sister did with me. I wanted no hard feelings.

Provisions that are so important to understand include the procedures following a discovery of problems by an inspector.

very very important to make sure prospective buyers have a letter from a lending institution pre-approving them. if not, direct such buyers to your lender. Tell them you will be checking with their lender.

When the market got tight, we went with a realtor to sell. I was pretty annoyed that she sold immediately at a lower price; I thought - i coulda done that. Then, my precious precious father died unexpectedly a week before settlement and the realtor totally handled all remaining loose ends - lots of them. The settlement would not have happened without our realtor.

As a Lic. real estate agent what I can say to you is patience you will need a lot of it, the price will make all the difference make sure your house is worth what your asking for ,make sure they have a pre-approval letter if they don't your wasting your time because there looking and you not there as a tour guide,put your self in there shoes and find out about things you would asks your self if you were the one buying,paint does wonders for a house , keep it clean and put adds in the paper. It would be a smart idea to get a Home Inspector to come in and check out certain things, like the furnace, hot water tank, plumbing, the foundation, etc.. Keep all your documentation (copies) for prospective buyers, and or any documentation of repairs or replcements. It all has to be in good condition, or you could get sued!!

Aside of the usual stuff: paint, clean, hide excess clutter at your parents house ( if you can ),... I was told to burn a scented candle with an apple or cinnamon scent. The buyers are too feel a "comfortable" at home feeling. Kinda like how comfortable Grandma's kitchen felt. Good luck!

definitely don't lie about the conditions because the buyers will find out during the inspection, don't charge a ridiculously high or low price, put it on forsalebyowner.com or a similar website and basically, you just have to wait for someone to make an offer.

if you're trying to sell a home.. if you can.. find a realitor.... you may think it'll cost alot of money but you more than likely find a better deal for your house through them.. whio cares if they get a cut.. with a realitor you'll never see that cut. do that!!
