The first step is to talk to a mortage broker or banker. You will need to be able to provide proof of income, and they will run a credit report. If you're debt-to-income ratio is steady, and you have good credit, you may be able to do 100% financing with 6% seller assist. The interest rate may be higher than you want (like 9-11%) Your purchase price may be low, and you may need to buy a "fixer upper", which takes some dedication and a good real estate agent. You may be able to do an FHA mortgage, which will get you a lower interest rate.
The other option (which takes a lot of patience and self-control) is to save like there's no tomorrow. Cut up the credit cards, pay off some debts to get your income-to-debt ratio lower (generally you can't have more than 33% of your income go towards debt), and open a savings account, even if it only has $100 in it for now. If you're able to put even 5% down, in addition to about $4000 in closing costs, you will be able to get a much better rate, which will lower your monthly payment. It takes longer, yes, and it won't be easy, but you will ultimately be able to afford more house.
The "unconventional" route would be to see if you can find an owner-financed home for sale. Basically, this means the seller is willing to carry the mortgage for you, and you can negotiate if you get the deed upfront or after the home is paid off. There are a few risks associated with this, so be sure to work with an experienced agent or attorney if you are able to find a willing seller.
The housing authority (HUD), Fannie Mae, Freddie Mac, etc. may have some additional resources for you, so you may want to check out their websites first. They will at least be able to provide participating lenders and give you a good place to start.

Here we have the single parent program and there's young lady that speak's about this on the radio. Make some calls to DSS I know the could help with the information. Call the radio station they'll be glad to tell you. Hud maybe able to give you some information and maybe the bank's on these program's. |

The have a Homebuyers Handbook, from the George Washington University, Washington DC that you can download and print out.
Just as a reminder, when you start to look, go with a broker who will only pull your credit 1 time. He / she can submit it to his lenders (for instance I underwrite for 150 company's). The lenders I submitt to will use my credit report, saves you haveing your credit pulled numerious times, and lowering your credit score.
What you will need:
2 years job time
2 yr's W's's (not your taxes- unless you are self-employed, but the W2's itself.
2 yrs rental history - if you rent - if not - a letter from a parent. It is always good to pay your rent by check - so you can get the cancelled check's....your broker will help you.

Contact your state housing authority. They usually have some classes you can take that tells you about all of the available programs and the ins and outs of buying which I highly recommend. It really helped my husband and I when we bought a house. You might need to consider slightly different options than a house first. In our area prices are absurd- the only single family houses we could afford were complete dumps that needed thousands of dollar to make liveable and they had no land. We ended up buying a duplex and renting out the other side to pay half of the mortgage. It's a much nicer place than we could afford if it were single family and we can sell it for a profit in a few years if we want to. If you end up doing something like this, make sure you have a lawyer review the lease you would have your tenants sign. It can be a major pain if you have to try to evict someone and you don't want any loopholes.
There's always the option of buying an apartment or a condo too. In my area, they're not great for resale value but I know of a lot of people who prefer a condo because they don't have to worry about mowing the lawn and all that stuff. Good luck!! |

Try applying for the loans for the first-time home buyers - Feds subsidize first-time buyers and there are numerous programs allowing you to get a lower interest rate. The drawback of those programs is that you cannot sell a house. |
