Not sure if you are up to it, but if you move to Houston, you can EASILY find a NICE house in the upper portion of your price range. That is why everyone is moving here.

Check out Fort Bend and Waller counties in Texas. Just W and SW of Houston.

Good existing homes in the 1000-1200sf range going for $100/sf.

No state income tax in Texas, either. (But plan to pay 2-3% real estate property tax.)

Ha. I am in central NC, Raleigh area. You know, homes in Raleigh and it's surrounding areas have been steading increasing 2% to 4% each year. Even when other places are bottoming out, we continue to rise.

I know there's not much affordable housing in Raleigh, but you have to consider outside areas as well. In Raleigh, there are nice condo's and townhomes for under $70k. Especially in the surrounding areas, Knightdale, Garner, Clayton, Holly Springs, Fuquay Varina, Durham, Wake Forest....you can even find some cute detached homes for around this price, sure it's not easy, but it's possible. They are normally the fixer uppers. But seriously, if you can deal with a condo or a townhome, buy here. You won't be dissappointed if you are worried about appreciation.
