Depends - are you looking for return on investment or functionality?
For return on investment - go for the big 4
1.Kitchen - a dishwasher - new appliances - tile floor and counters.
2. Bathroom - adding a 1/2 bath or updating an existing one.
3. New paint - add some sort of custom touch.
4. New flooring - move away from carpeting and go for hardwood (or laminate) and tiles.
Functionality - go for the big 3
1. Add better lighting (more task lighting in the kitchen)
2. A more efficient heating/cooling system
3. Landscaping (not only adds curb appeal but allows you to use plants for home protection/and aids in cooling/heating if done right) |

Depends on your goals. Kitchens and baths have the best return on investment, but if you REALLY want something... like a nice family room, a fireplace.. a pool.. and get emtional satisfaction, that's "best." ;)
I sold a house that 3 years after I redid the master bedroom and bath. It relaly needed it, but what I chose I chose for ME. The people who bought it seemed to like it, but I could care less if they rip everything out. It's their house now. I have my memories. |

The kitchen, since its (hopefully) the most used area of the house next to the bathrooms and bedrooms. If you have an entryway, spruce that up too since its what potential buyers will see first besides the outside of the house. Even just painting and updating the fixtures will give the room a new shine! |

it depends on when the house was built. Most often, the bathroom and kitchen are a good place to start. If you have cottage cheese style ceiling like we did, I recommend getting rid of that first. Also, redoing carpet, tile, and wood floor tend to make the home look newer faster. |

What you should model in your house I would think of your frontroom because alot of things happen like people spill drinks and people spill food on the floor,you should put knew carpet in, get alot of knew furniture, put some plants in your front room for decoration, well big huge plants, windows might need to be redone. The secound thing you should remodel is your kitchen you could put knew cuboards in and maube a knew refrigerator. use a red or velvet in your kitchen. The kitchen should be decorated with the same thing that you got all over in your kitchen like if you wanted fruits for your kitchen then put nicknaks of fruits up.The next thing is your bathroom, get a new toilet, your toilet gets nasty inside sometimes and gets clogged up sometimes. get a big huge circled tub in your bathroom the where you can turn it on and the tub like makes the water all bumpy that awesome.The next thing is your room get all kinds of colors in your room get a knew bedspread, and the walls should either be pink,white,or blue or orange it would look really good if it was something bright.basement needs to be looking nice with carpet and couches and like maybe a gameroom down there and a t.v and tables.And other bedrooms should be decorated all up to. |

it depends what you are going to do with it (sell? rent?) many times people spend time and money on the inside and neglect the outside. proper landscaping, brick-face, paint, even a security system can bee the most help. you can't sell the place if no one stops in to look. and most times they are going to do allot of work to make it there home anyway. |

Bathrooms but use tile and kitchens hard wood floors and tile are the best for resale they will also get you the most money for your property. |
