And make SURE you get a FIXED RATE MORTGAGE...

the VERY MOST important is...make sure you can afford it.

in todays economy with many many daily foreclosures, this is a mistake that many people make.

Make sure you get a traditional loan - 30 year fixed with no prepayment penalities.
Stay away from ARMs (adjustable rate mortgages)...the payment on these sound good, but they go up steadily sometimes monthly and before you know it ---you will have joined the ranks of the many americans going through foreclosure.

shop for pre-approved loan first. At least U can ask for 3 banks before you can shop the best one. Come into the bank which U have account there first, ask for the bonus for loyalty customer.

If your county has the first time home buyer programe, research these websites. Some city has the goverment loan for the first time buyer w/ affordable interest rate

Make sure you pick a home that fits your budget and your needs(like expanding or whatever)
Have the house you look at appraised
Have the home inspected by a liscensed inspector.

Find a real estate agent you can trust. They can be a big help and direct you to the right places in your area

1. Get a good Realtor.
This costs you nothing, as the seller pays the commission for your Realtor and theirs.

2. Don't forget about :
Insurance, Property Taxes, Homeowner Association dues and the higher monthly maintenance and utility bills that come with home ownership. A Realtor can help you with finding these things out.

3. Don't get an adjustable rate mortgage
Not worth it - that's just my advice.

4. Over estimate ALL your new expenses.
You'll be glad you did.

5. Don't do anything that makes you uncomfortable - sleep on it.

6. Don't let your emotions cause you to make a hasty purchase. A Realtor (or a friend) can talk you down.

7. Don't forget about one-time expenses
Such as Inspections, closing costs, paint, blinds/curtains, lawnmower/yard equipment, etc.

#1 - Stay away from lenders that come into YA spamming for business.

#2 - Avoid internet lenders. Some are reputable, doing what they say they are going to do, Some are not, and you'll regret going to the internet for quite some time.

#3 - Once you select a lender, get pre-qualified. As acermill says, he can get a ham and cheese sandwich pre-qualified in about 10 minutes. So don't get stars in your eyes about how much house you can buy, know your finances and shop accordingly.

#4 - Select a Realtor. Be candid about *musts* and *wants*, likes and dislikes so you aren't wasting time looking at property that doesn't suit your needs. But be realistic at the same time.

#5 - Shop around. It is a great time to be a buyer, there is plenty of inventory, terms are favorable and prices have dropped.

#6 - Protect your interests. Have professional inspections approved by you. Get the contract contingent upon you being able to secure financing below a certain rate. Put in the offers that you are pre-approved.

#7 - Don't be afraid to ask. Some sellers are highly motivated to sell, so don't be afraid to ask for alot, all they can say is no. Or counter. They may just say yes.

#8 - Buy within your means. I cannot state this more strenously, people are losing their homes by getting into bad loans or bad terms to get houses they really couldn't afford.

DO NOT try and do it on your own.

Ask friends, co-workers, and neighbors who is a good Realtor and interview each one picking the one you get along with best.

I'm amazed at how many people want to do everything themselves when they have professionals that can help them every step of the way.

Hiring a Realtor DOES NOT cost any extra. The commission is paid by the seller at close of escrow.

Utilize these people, and don't try and brave it alone, you'll regret it in the end.

Be in the same line of work for the last 2 years, have strong assets, rental or mortgage history must be good, most importantly get pre-approved for a loan amount. What state are you looking to buy in??
