What are the pros and cons from walking away from your mortgage?

If you don't mind your credit hitting the crapper, sure.

It makes NO sense if you are able to continue to make the monthly payments as agreed. Valuation fluctuations occur in real estate all the time. If you decide to walk away, expect your credit to be trashed thoroughly for about five years, with no ability to purchase another house.

Wow.. this is a hot topic now a days.

It is never a good think to walk away from the property but here are some pros and cons.

Depending on your state, the Pro will be that you can live in your house without paying mortgage for up to 1.5 years, but like I said, it really depends on your state and its foreclosures laws.

Cons:

Your credit will be totally damaged for a few years.

If foreclosed, your lender reserves the right to come after you for the remainder of the balance that they were not able to recuperate after selling your property in an auction.

If the lender comes after you in the form of a judgment it will hinder you from purchasing any other property in the future. So, in order to have the judgment removed you may need to consider filling for bankruptcy which will further damage your credit for the next 5 to 7 years.

You can go to the FHA website and look at the HOPE FOR HOMEOWNERS program.

take it you've never been there. you don't walk away. you still owe and your credit if you ever want a house again will go down like hell won't have it. it will haunt you

The cons are 1) you lost a house 2) you will probably feel guilty and 3) your credit will be ruined which can make it hard to get credit, loan, job, or even a rental. There are many companies that can work with lenders and lower your house payment.
Why not look into one of these companies and see if they can help you.

won't it destroy your credit? If you never want to buy a house or use credit cards again, I guess you could do that. But if you like living there, try and get some help.

No, If you can continue to make the payments. If you can't make the payments, then you don't really have a choice. You got yourself into this mess, and you are responsible for getting yourself out.

It goes on your credit I dont think you want that a house on your credit can do alot to you.

No - you still owe the whole amount of the mortgage - less whatever they sell it for and they have no incentive to sell it for as much as poss.

If you can make payments then ride it out.

If you can't that's different - you should look to cut your losses - but I'd get advice and see what the best option for your own circumstances is.

If you don't mind your credit being ruined for 7 or so years. Or you could try renting it out for more than the mortgage and make a little profit off it.
