Depends where you live. Each state or province has it's own laws. Google it then read the whole document. It will take a while, there are circumstances where a landlord must enter a tenants apt. Flooding is an example.

Hi i don't know were you based in UK they have to give you reasonable notice that can be from +24 hours notice and you have to be at the property when the visit occurs.

If he enters the property without notice or without you being there you can just go to the police as is trespassing and breach of the contract.

Check out your tenancy agreement to see what says there about inspections by landlord.

The landlord can enter with or without your permission given a certain time frame...this is usually spelled out in your lease. Check your local landlord/tenant laws...or your lease for specifics.

More info would be useful,why do you need to enter?.is rent owed?.if in the UK,go to the CAB(citizens advice bureau).
I think you need to make a date and time to enter,you cant just expect immediate entry.

The general rule for a landlord entering apartment is 24 hours notice. Once that is given then the landlord can enter.

A landlord is also allowed to enter in the event of an emergency. This is subject to interpretation.

For example, I considered it an emergency when I called a tenant who was late on the rent. To explain why I considered this, the guy and I always had open communication. If he was ever going to be late on the rent (which was rare) he gave me a call. We had an open line of communication. The rent was late, i called 3 times over 3 days and never heard back from him. I got worried and entered the apartment. I was concerned that something may have happened t him. He wasn't there so i left a note stating that I entered, why i did and to give me a call. I heard form him about 4 days later. he was away for the week and the rent was lost in the mail. Weird coincidences but enough for me to consider it an emergency.

Some landlord's can take advantage of this in that they might "smell" gas wile outside a door so they enter the place. It's hard to prove there was no feeling of it being an emergency if the landlord claims it, unless they are always entering.

Whatever you do, do not change the locks as this is a violation of most leases and you will be giving the landlord a reason to evict you.

well in most cases if u have signed legal lease papers and stuff....the landlord cant enter your property without 24 hours prior notice and approval. they can have scheduled visits as decided by you and the landlord during the signing of the lease papers. Without approval they would have to wait for 30 days to enter your house.

It has to be an emergency for it to be legal.

You could call the police and lodge a complaint, but they might just tell you it's a civil matter and you have to sue her or go to small claims.

There is a "landlord/tenants" hotline or other such organization in some cities...

I'd change the locks, and then start looking for a new place to live.

Each state has a different law regarding this. Most states require a landlord to give prior notice(can be anywhere from 24 hours to a week depending on your state) before entering outside of an emergency. You can have her charged for trespassing if she fails to do so.
