I am in the process of buying a home and I am confused between 2 houses. One is a single level and the other a 2 level. They are both very nice. My sister tells me that the single level because I have a 2 year old, so there are no chances of him falling cause of the stairs, and also because you eventually get tired of going up and down the stairs. |

You should spend a lot of time looking at homes with your husband. This is an education for both of you. After looking at dozens of homes in different neighborhoods and listening to reports on schools and parks and police reports- you will have a very good idea on what you want.
For resale the location is much more important than any other feature of the home.
I love my one level home. But I am in real estate and I know a lot of people think a single story home is not as "high status" as a two story home. That seems strange to me- but to each his own. |

I think your sister is right. Moving things into and out of a two story is difficult, too. If your parents visit, no stairs would be easier on them. I like the looks of two story houses, but having been in both, I prefer sea level. |

I have lived with a baby in a 2 story, its not that bad. The child grows up and my child didnt fall at all. I would go with the two-story, becuase you have alot of storage( you will need it with a baby), and it is great for a family that loves to entertain(the space).

I have owned both, and my personal preference is a two story. Especially if the laundry room is on the same floor as the bedrooms. As the others said a inexpensive baby gate will keep your child from tumbling down the stairs.
What it will boil down to is what you prefer. |

Two story should cost less per square foot, more/larger house for your money. A safety gate will handle the two year old. Going up stairs is good exercise. Moving furniture up the stairs may be a concern if you have large pieces. Stairs which don't change direction at a landing or which have adequate ceiling height are not a problem. |

It's true a single story has the advantage of no stairs which could be an issue with both toddlers and elderly. However, I prefer 2 story houses because your bedrooms are on the second floor where visitors won't necessarily go and be nosy. It's easy for people to wander where they shouldn't in a one story house. |

It's completely up to preference. Baby gates work wonders, and a previous answer was right, you tend to get more house for your money. But, some people swear by 1 stories...easier with kids, easier to move in and out of, etc.
My advice: really look at both houses. If you are buying, you have to think beyond the present. Your 2 year old will be able to master steps in just a couple years. Don't go for the 1 story solely for that reason. Really look at the floor plans, look at the outside space, look at your furniture, and make your decision. Which house can you see yourself in for 5, 10, maybe more years? What about when the baby is nearing teen years? etc.

Unless you are elderly or in poor health you do not typically hear people complain about climbing stairs. If you want more than 1,200 square feet of living space it will be hard to top the price of a 2 story.
If the homes are of equal size and quality the 2 story home should be less expensive. If not then go with ranch because it is the better value.
Generally speaking single story homes are more expensive to build than 2 story homes of the same square footage. 2nd floor is less costly than ground floor to construct. |
