Realtors are important and like any business there are more competent ones than others. Just because a Toyota Landcruiser is more suitable offroad than a Kia does not mean cars should not exist. Anyone who has been represented by a truly exceptional realtor will almost never grips about the fee. On the otherhand lazy realtors bring down the group. Check the agreement you signed for terms of his representation. There should be a limitation clause where if you choose you can find another agent.

Drop the price on your house for one. Make your house the one everyone wants to buy. Your lazy realtor isn't the problem the problem is market conditions right now in the housing market.

Unfortunately this is currently a buyers market for real estate. There are more houses for sale than there are buyers for them. You have to do something to make your house more attractive than comparable homes for sale in your area. Lower the price, offer a remodeling allowance, or some other creative idea. Call their designated broker, and lodge a complaint...ask to be switched to the "Top Producer" within that agency or threaten to change agency...you WILL get results! AND you won't have to wonder if you are hiring another "deadbeat" broker.

The owner/manager will NOT want to lose you as a client, and you will get the BEST that they have to offer.

I would check your contract and see if is a multiple listing or exclusive listing. If it's exclusive and you don't want to wait until the time is up, then I would . . .

Call every day "just to check up"
Send a card to him/her every day or two "don't forget us"
Invite him to dinner
Ask if there's anything he needs "help" with
Make sure he's aware of your schedule (every day or two) just incase he needs to show it.
Call with incessant questions
If he says ANYTHING about this type of behavior, then I would look him straight in the eye and be astonished that he could possibly think you were doing anything to upset him. Does he get upset often? Is that in the contract? (lol)
