Miles gave you the right answer. Send a registered letter stating something like, "as per our conversation, you were supposed to vacate the property on (date)". Keep a copy for court. Small claims is pretty cheap. you don't need a lawyer, and they can do nothing for you. File for an eviction when you get to the court house. |

have they been paying while they are there?
if you have already sent the notice to move then you have to file for eviction and go through the courts in your state (county court in your city) call ahead of time to make sure it's the right court and they will also tell you what you need & how much $$ to file

I don't know what expenses you are talking about. If you want them out, you have to send them a certified letter. That way you know when they got it and that they got the letter.
You'll have to take them to court. Small claims court. You have to go to the court house and file. It costs about 30/40 dollars to do. If you win, you will get that money back. |

Best to do your homework first and have a great contract. Sounds like you need a lawyer.
We always got a credit check before renting to anyone. It doesn't guarantee no problems, but it helps to weed out many dead beats.
One old time trick is to check out a potential tenants car. The shape it is kept in is most likely the shape your apt. we be taken care of.

your treading on dangerous ground remember DO NOT psychically goto them because they can counter sue for harrasment my parents owned a mobile home park in FL and we had to evict people who didnt pay often u have to goto the county court house and file the legal doucment once its been filed if they do not leave within the 30 day peroid they can be removed by the police just remember DO NOT HARRAS THEM |

You can certainly try to recoup your expenses for the filing for the eviction, but I would count on actually getting it.
If your tennants are going to make you evict them before they move then as a business person that has extended a line of credit to a customer you can make sure that this action reflects upon their record. Also, when a new landlord does a reference check you can make sure to disclose that they were bad tennants within the confines of the law. |
