I would definitely work it out with the landlord - that way you will most likely be able to keep your deposit. Explain the situation to your landlord, letting him know your funds have run so low you can no longer afford to live there. Let him know you're giving 30 days' notice (if you already have secured the other place) in order to give him time to find another renter. That should work! |

You owe the rent. You signed the lease. You can tell the landlord about your problem, offer to pay for advertising, and see if you can find a new tenant for him. Perhaps he will let you out of the lease if he sees you are not trying to stiff him and that he won't be in for a loss. |

yes, definately tell them. if you leave and just stop paying, they can sue you. you signed a lease, which is an agreement to pay for a certain period of time. there should be a clause in there about paying some sort of fee for leaving early. dont leave this issue unattended or you will get a nasty letter in the mail. just tell them your situation and try to work something out. |

Lee you need to work out a deal. A standard deal is 2 months rent to let you out.
If you walk he can sue, and he will win the 16,200 you owe him, plus the cost of court, and he has to sue you in Superior, the cost will be 10k or so.
You may not like the contract you signed, but it is a legally binding contract, you need to have him sign another contract releasing you from this one. |

Read your lease- there are likely to be penalties for breaking the lease, including forfeiting your security deposit and being liable for rent for the remainder of the lease. You could try talking to the landlord and see if you can work something out. Start advertising now for a sublessee to take over the lease. The landlord should let you out if you find someone else to take your place. But you should talk to them first. |

You can move out any time you want, but you have to continue paying the $1,800 per month for the rented house until you are released from the contract. The sooner you notify the landlord of your decision, the sooner you find out what it will cost you and how long you should stay. Good luck. |

Phone your landlord and say you're struggling to pay the rent. My guess is he'd be happier if you found someone to move in after you, so there isn't a gap in the rent. He's unlikely to make you stay because that means you may skip/be late with the rent.
If he doesn't want you to move out before the lease is up, you can move anyway because if he doesn't know your new address he can't sue you. (If you're moving down the road, this won't work).

Tell them you no longer can afford the place. If you signed a lease they may make you pay the remaining months.
1800.00 is a lot to pay for rent. It's better if you tell him instead of just leaving. You probably won't get your security or deposit back. Maybe the landlord will lower the rent for you, as in this economy he will be luck to get anyone to pay that amount of rent. That is a mortgage payment. |

Simply "leaving" the house you are renting is illegal--it's called breach of contract. You made an agreement to rent this house for 12 months, and are bound by that contract. You MUST contact the landlord with at least 30 days notice or more before moving,
Talk to your landlord and see if something can be worked out. If you leave on your own, you are still responsible for the rest of the rent, and the landlord could sue you for that money.

Look at your lease. It should tell you under what circumstance you can break the lease. You may or may not be able to leave without owing this landlord a lot of money. Otherwise, the landlord could take you to court, and since it's a signed contract, the judge would make you pay for it. Also, even if you can leave, you usually need to give 60 days notice, so that the landlord has "adequate time" to find another tenant. |
