Well, the obvious answer is to sell it, but if the real estate market is anything like it is in Illinois, it could take a year or more to sell, and in the mean time, you still can't pay the monthly mortgage, and you'll end up losing the place anyway.

In that case, you could live in it and get a roommate or two to help defray the cost of the mortgage.

Figure how much extra you need to make the monthly payments, including taxes, insurance and utilities, to help you figure out how much you need to charge your roommates to make ends meet.

Then you need to check out the "roommates wanted" ad in the newspaper to see that a room for rent is going for in your area. If it's less than what you need to get to stay in the house, then it's not going to be a good deal for people to live with you, so you might want to look at the third option...

Rent it out altogether. You don't live there, you're the land lord. Again, you have to check out what comparable homes in the area are renting for, so you you aren't over or undercharging, and, again, if you need more, you're not going to be able to rent the place. If that's the case you might consider co-owning the home with another relative (sibling, parent, cousin, whatever). If there's someone you trust who you could refinance the house with, so that both names are on the mortgage, then you could rent it out and "share the profit or loss". Make sure you hire a real estate attorney to draw up the papers so it's clear what happens to the house in the event that one of you should meet with an untimely death...as in, do you want your share of the house to be automatically transfered to the co-owner, or do you want the option to will your share to another family member.

Sell it. Sometimes you have to be practical. Don't squander the profits, save it or use it for a down payment on a house you can afford.

You can put it on the market and pay off the mortgage and keep the equity. The mortgage company will probably work with you on the refinance until it sells. If it sentimental, I would try to rent it out to pay the mortgage.

Actually , if there was a mortgage , you could not be "left the house" because whomever did Not own it ,
The bank / lender owns it .
The lender would have to approve transfer of the mortgage anyways and would want to qualify you .
You should contact the lender about the remaining balance and perhaps it is small and could be refinanced into your name for less because the smaller amount would be over 15 or 20 year fixed .

In this day and age it is possible that your house has a bigger mortgage than it's worth - so-called negative equity. In such a case you might ask an attorney if you have the right to refuse the bequest and, if so, how to go about doing it. It just doesn't seem right that someone can pass a debt along to someone without their prior agreement.
